Hey, I'm new to the country and have never lived near ocean beaches in my life so please don't boo me. I've been to the beach a few times and I like it. I'd like to bring a book to just relax and read but each and every time that I've tried, the wind was blowing sand in my mouth and ripped out pages of my book.
It might sound like a stupid question but is it ALWAYS windy there? Are ocean beaches always windy? Could I google it? Perhaps, but I'd love to hear from the locals!

I have been in a 1-bedroom rental for 2 years through the REA, and the owner wants to move back in. I have lodge a full bond claim upon on my vacate day and the real estate agent has repsonded with some issue one day later. My question is what is the time frame for a tenant to come back and fix the issue?
Full version:
The agent response with some issue as below
- $50 for chippings of the benchtop. -> which is normal wear and tear.
- $110 for mattress cleaning-> further explanation below. TLDR: There were some miscommunication between my cleaner in there system, but they offered to comeback in 2 days (or any other suitable time later) to rectify the issue. However, the agent refused and wants to arrange their cleaner and want to charge me $110, saying that the reasone is because the owner would move in after 2 days, and would not be available to open the doors for my cleaner.
The mattress cleaning problem:
1st Oct: I originally ordered mattress cleaning in a cleaning package with the cleaning service.
28th Oct: The cleaner came and completed the cleaning.
29th Oct: The agent do the exit inspection. I returned the keys, lodged the bond claim, and send the agent the cleaning receipt.
Here is where the problems arise
30th Oct:
8:05: The agent emails me about mattress cleaning item is not on the receipt.
10:25: I inform agent that the mattress cleaning was included in the original order and share the original order request with agent.
Agent advise to contact the cleaning service to confirm why the item was not included in the receipt
11:14: I confirm with cleaning service, and they agree to comeback next Monday (4 days later, 4th Nov) to clean the matress and rectify any cleaning issues. The agent disagrees, and requesting the item be done on the same day !?! (30th Oct) as the owner is moving back on 1st Nov. The agent wants to arrange their own cleaner, who can come to the job faster on 31th Oct (1day later) and want to charge me $110 from the bond
14:00: I disagree with the agent of $110 bond deduction, as my original cleaner has already agreed to return to rectify the issue. Therefore, there is no reason to involve another cleaner. The agent advises to ask my cleaner if they can come after 1 day instead.
14:52: I contact with the cleaning service, and they agree to return in 1 day, on 31th Oct
15:04 I notify the agent that my cleaner can come after 1 day.
17:05 The cleaner contacts me, saying that due to unexpected reason, they cannot come after 1 day (31 Oct), but they can come on Friday at 8:00 am (1st Nov) to clean the mattress and address the issues.
17:55 Advise the agent that the cleaner can come and address the issue on 31 Oct.
Next morning, today (31 Oct),
7:43 The agent replies that she wants to arrange her cleaner to come today, saying that no one is available to open the doors for my cleaner on 1st Nov
7:52 I inform the agent that if I can pick up the keys today, I can open the doors for cleaner when they come and return the key before the cleaner pick up.
8:03 Agent tell that owner will pickup keys in this afternoon (31 Oct), and the agent will arrange their cleaner to come today
8:16 I point out to the agent that if the owner is picking up the key in this afternoon, then there is no difference if the owner comes today afternoon or tomorrow morning as the owner is the person need to open door either for agent's cleaner or mine. I ask if agent can ask the owner to provide a time slot for my cleaner to return either on 1st Nov at 8:00 or any time that is suitable for them
Agent replied that the owner is not availble for the cleaners.
8:17: I received a Notice of Claims from RTA.
From my side:
First, It is unreasonable for the agent to demand my cleaner come back on the same day (31 Oct). Later, when my cleaner adjusted their schedule and can comeback in 2 days, the agent still refused, taking reason that owner is moving back in the same day. Additionally, I see no reason why the owner could open the door for agent's cleaner, and not mine.
Furthermore, during the emails, the agent stated that I am obligated to return the mattress to its entry condition at the time I exit the property. First, I am willing to come back and rectify the issue within 3 days , but the agent refused and demanded the clean be done on the same day or after 1 day !?!, I don't know if this is fair or not. Second, based on my entry condition two years ago, the matress was not that clean, the agent had to arrange a cleaner to come 5 days after my entry to clean the mattress.

Anybody know if smoking marijuana on hotel balcony's is a major issue, specifically the hilton. Would all be contained outside of the room.

We’re a couple visiting next Monday to Wednesday, staying in Broadbeach Waters, with a rental car booked. Originally, we planned to do the 3 theme parks, but we’ve changed plans due to pregnancy and a budget-friendly focus. Here’s our itinerary—any recommendations or tips would be amazing!
Day 1: Gold Coast
• Morning & Afternoon:
• Surfers Paradise: Planning to visit the beach and markets.
• HOPO Ferry: Considering either the day pass (a bit pricey) or the 2-hour return trip.
• Any marine life sightings, like dolphins, possible on this trip?
• Where can we find easy/free parking for boarding on weekdays?

My mates and I originally didn’t want to go to schoolies but chnaged our mind pretty last minute. We don’t really wanna get completely involved so we are just planning on staying near Miami and going to a few parties. I’m 95% sure if just got hardyflex weather board, but I want to take it to the tip with a test report. There’s some testing labs in Brisbane but can’t locate any here. A call out seems to be around $200 and mail in testing seems to be around $100 plus post. Drop in lab tests in Brisbane are $40 per sample.

However, it’s been a full day after returning home from work and it’s now wandering around in circles in our backyard.

What are landlords paying as a percentage for commission on rental income and/or fees? Any renters or landlords happy to share positive or negatives of any particular property managers. I prefer an agent who will listen to the renters and pass on communication (not all do).

About 3 weeks ago I got acrylics done at my local salon and they’re done good. They’re long-ish but not over the top.
Anyway, this morning as I was waking up in bed I didn’t realise I slept on my arm all night and my arm was dead 🙃 but considering I was still half asleep I didn’t realise and went to push myself up and put all of my body weight onto the top of one of the acrylics and it snapped and my nail bed started bleeding (super painful).
I’ve wrapped it up in bandaid but essentially, there’s a small chip at the bottom of the nail but other than that everything else is glued on so strong.
What can I do 🙃 I feel like if I go remove them it’ll be so fkn painful lol and the pain hasn’t gone down after 7ish hours it’s sooo bad I can barely move my finger - can’t fold washing, change myself, change my kids, etc. I obviously do it but it just makes me want to scream out in pain lol
How long will it be painful for? What should I do? When can I go to take them off? And is that even a good idea haha

As the title says, I have been in a 1-bedroom rental for 2 years through the REA, and the owner wants to move back in, so I have to move to a new place.
Today is the last day of my rental contract here. I have cleaned the place and hired a professional cleaner to clean everything. I wanted to set up an exit inspection with the REA today, but she said she prefers to inspect the property alone as it’s easier for her.
I mentioned that I want to claim the bond back today, but she said to let her handle the bond process; otherwise, I might trigger a longer bond claim process that could take upto 3-4 weeks. She promised she would complete the inspection and process within 3 days.
Should I claim the bond from my side today, or should I trust her and wait for her bond claim? I read somewhere that I should claim the bond as soon as I return the keys to ensure I get my full bond back.
Update: Thank you everyone for your support. I have lodged the claim successfully.
Now I am a little worry because the REA may not be happy with this and makes thing difficult for me as I am foreigner student just try to do my PhD here :(
Update: Thank you everyone, for the emotional support also. I feel a lot better now and know that there are good and respectful people around. It was already scary studying in a foreign country, not to mention the nervous feeling of being in conflict with an “agent” who’s supposed to make your rental journey easier.
Update (31 Oct): The real estate agent has repsonded with some claims. RTA has escalated this stage 2, Notice of Claims.
