Should I renew my home warranty?

Bought a home with 3 old AC condensers and one old air handling unit. Fidelity Home Warranty was included with the purchase of the home. They replaced the air handling unit and one of the condensers, but it wasn't a smooth service from them. It took a lot of back and forth with them and months to get done, but it did get done. Time is about up to renew if I want to keep it. Should I renew knowing I still have two old AC condensers that could go out any day, or should I cut my ties while I'm ahead?

Select Home Warranty are liars

They are a ripoff. Do not use them.

Had a sump pump fail in December 2023, filed an online claim. No further response from Select for 48 hours. In the interim I called my own plumber to fix the problem. The replacement was $1300. Asked for reimbursement from Select and they said I should have waited for their plumber. Explain to me how to protect your home if your sump pump isn't working? The repair was $1300. Fought over the phone for three months. Select would only pay $110.

Choice Home Warranty Operating Under Bad Faith

I've been a member of choice home warranty for several years now. I pay approximately $600 annually for my warranty contract. When I have a service request I specifically ask a customer service representative if ny specific request is covered and I also submit detailed information about the repair required online. And I am always told that it will be covered prior to a service technician coming to my home. When the service technician arrives at my home I pay them the required $65 service fee. Then they submit their information to the warranty company at which time the warranty company constantly denies my claims. Choice Home warranty denies the majority of my claims without explanation after telling me that the repair would be covered prior to my appointment. This company is operating under bad faith. Choice Home Warranty has also sent out a company to my home for a covered repair that damaged my floors in my kitchen by flooding them. When I contacted Choice Home Warranty, I was told that they are not responsible for the companies they send out. They told me to take it up with the company, and of course, the company ignored my complaint about the damage they caused. Leaving me with damaged floors and a poor repair job. Choice Home warranty does not vet their contacted companies, leaving the customer to deal with poor service. I do not recommend this company!

Seriously...Choice Home Warranty

I'm dealling with a similar issue as it seems we all are. We have a very nice Thermador refridgerator and the ice make stopped working. Choice sends out a technician that doesn't really seem to know what is going on and proceeds to tell me the filter isn't Thermador and that is why the ice make isn't working. I tell the tech that this is the correct filter and it has been the replacement filter of choice for not only me but the homeowner I bought the house from for over 7 yrs. Choice home warranty proceeds to tell me that due to using the wrong filter in the refridgerator, they won't cover any claim on the ice maker.

Where to file and how to file home warranty complaints to agencies

We have a property where the pilot switch of water heater went bad. Home warranty denied the claim saying damage saying missing parts on heater. Some stupid stuff which does not even make sense. I cannot wait for ever not to fix the water heater.

I think replacement part cable is $50ish so planning to call a heater company to get it fixed.

But I also want to file a claim for this false practice to where ever what ever agencies I can. What should I do. This is 3rd time. The warranty company is first American home warranty and they are just denying claims.

Where can I lodge a complain on them?

Choice Home Warranty - Buyer Beware

I signed a contract with Choice Home Warranty over a year ago. I had a leak under my kitchen sink. CHW sent a plumber of their choosing who took pictures and filed a detailed report stating the leak was coming from both my faucet and a cracked PVC pipe and nut underneath the sink. They recommended replacing all. CHW agreed to replace the faucet with a much cheaper contractor grade faucet (I didn't complain), but said I would have to pay the plumber out of pocket over $460 because the leak was not due to normal wear and tear. WTF??? I asked the plumber if he told them it was not normal wear and tear. He said he did not. He said pipes and nuts just break sometimes. There was nothing in the video or photos the plumber sent CHW that would suggest we modified or damaged the nut and pipe in any way. We're not plumbers. We don't touch that stuff. That's why we bought a home warranty. Even when I told CHW what the plumber said, they said they would not agree to cover it. They went further by saying they wouldn't cover the faucet unless we agreed in advance to pay the plumber out of pocket for the leak under the sink! I contacted the Better Business Bureau. They tried to negotiate on my behalf to no avail. I contacted the New Jersey Attorney General's office. One of their investigators contacted me and said they have over 1,000 complaints filed against CHW that are being investigated. Finally, I relented and agreed to have CHW send the plumber back to install the faucet they agreed to cover and fix the pipe. However, I made it clear to them that I would still pursue this with the NJ AG, and that I would be filing a small claims case, which I did. Save yourself the aggravation. Don't sign a contract with these people. Their business model is to get you to sign, pay the $65 deductible every time they send a service provider, and then deny most of your claims.

Choice Home Warranty e-gift card

Does anyone know if you can use your Lowe’s e-gift card for other stuff in the store or just the appliance your warranty covers?

Yes I know warranties are… problematic but I can’t change anything until after my issue is resolved.

I’m waiting for the e-gift card which I’m told will take a full 30days. The washer I need is not in stock and that’s another 2wks, add 1-2wks for delivery I’m looking at 2mths without a washer. The e-gift is 1/4 of what I paid, I have to pay the difference. The washer is on sale but only until the end of the week. I want to buy it now but don’t know if when the card comes in if I can use it on anything in the store or there’s stipulations. If stipulations I’ll be stuck with a card I can’t use and out the price of the washer Help!

Don't touch Select Home Warranty with a 10 feet pole, these guys are professional scammers

To anyone considering purchasing a home warranty plan from Select Home, my advice would be to RUN AWAY - just not walk away from their full-throated deception and sweat talks. This is NOT a company that's mission is to serve you, but to STEAL your money. And when caught red-handed in your cookie-jar, they are unabashedly unrepentant.

Unlike many other companies, their contract is not full of legal mumbo-jumbo, but written in plain English. Know that that's a honey trap. They will NEVER repair you appliance under warranty nor refund your money unless you go through your credit card company.

I purchased 6-years' warranty for $2,475/. Three months after purchase, my dishwasher controller board died. The local technician was very much confident, it could be fixed in a day if the company would approve the repair. Now here comes the juicy part.

First, they kept mum for 11 days - no communication, period. Then insulted me with a net compensation of $133/ declaring it as irreparable. They would not let me talk to a supervisor or to a member of the resolution team. 'My way or Highway' is their professed business motto. They did not/would NOT offer me any other choice.

So, I initiated a cancellation when all hell broke loose. Supervisors called, promising that this dishwasher thing was  only an aberration. That all future repairs would be done pronto, hassle free. But the big exception would be ONLY this time. They begged, pleaded, expressed remorse , put me on a pedestal, told me how valuable customer I had been etc. etc.. All was good they said except that they won't honor the very specific cancellation clause and won't refund me my money.

So, I gave them a 24-hour ultimatum, that's17 days total. This morning, I filed a dispute with my credit card company. Please, stay tuned for real time updates. Let's see where this circus of a company leads me to!

Select Home Warranty

Warning, don't buy their policy! Nice salesman, but when you file a claim it's pointless! Refrigerator went out. Repairman quoted $750, Select offered to pay only $200 after my $75 deductible....... I asked for a refund of my policy after only 4 months, they will only give me $200 of my $650 I paid up front. After 6 months and 25 calls the refund check never came.

You have been warned.

AHS strikes again big time

AHS Insurance contractor gave a list of modification that are not covered under my home warranty policy. These are things that are supposed to be necessary in addition to the ordinary labor to replace my 3.5 ton dual heating / ac unit on the roof of my townhouse.

Modifications:

Line set $1520

Drain line $450

Duct $550

Electrical $640

Supply line $680

Return Box $780

Roof Stand $740

Code $1460

Total $6820

They are offering me $525 cash in lieu if I do it myself. That's $525 to replace a 3.5 ton HVAC unit. They told me it's because they can get them wholesale. I got an estimate of $9000 from an independent contractor for the whole job including the crane (which the insurance contractor wants $750). I'm going to bring this to the Californian Department of Insurance. This is what you get from home warranty companies. I've paid for this policy for about ten years waiting for this original 1970's ac to go bust, now I'm screwed. Do any of the above charges seem legit? What a racket. Any advice on fighting this?

Looking for low cost HomeWarranty - premium & deductible

Which home warranty has good premium & lower deductible?

AHS , Choice.

Fine, to pay upfront, if getting a good discount in monthly premium & deductible.

I understand all home warranties are scam, but I would like to lower cost w.r.t plumbing & electrical which can be done by them. Also by HVAC is very very old, so may need to prepare for that as well.

Home warranty

Had to replace my homes hvac system that was almost 27 years old. Both heat pump and air handler were marked as marginal and aging and to recommend budgeting for replacement but was listed under need repairs. No repairs listed.

My water heater had the exact same wording but it was listed under maintenance item. Home warranty paid for water heater claim but denied my hvac claim solely because one was marked as maintenance and the other as needs repaired.

I’ve contacted the home inspection company to ask for some help since the inspector in April said “it’s working as it should but due to the age it could need to be replaced at anytime”.

Any recommendations on anything else I can do at this time to appeal the claim? They basically deny the claim because one says need repaired while the other does not but the exact wording of “marginal and aging. Recommend budgeting for replacement” was listed on both. I pointed this out to the warranty company but nothing I said changed their mind

Harbor home warranty

Harbor home warranty is scamming elderly people on fixed incomes out of money. They due this by sending out predatory/misleading letters. My poor 85 year old aunt was swindled out of almost $1,300. It would have been more if i had not caught the charges on her checking account and called an cancelled the "policy" she supposedly signed up for. Mind you she speaks very very poor English. I filed a Fraud claim with her bank but not sure how far that will go. From what i can tell Harbor home warranty has an "F" rating on the BBB website, and have multiple claims of targeting the elderly. It saddens me that these companies are allowed to do business in this country. Anyway, steer clear of these ass clowns.

It's been a long time coming, I've been pretty forgiving with my HW (Fidelity) as they were good over the initial years (been with them for close to 20), but I'm just done. What they are denying is just wrong.

Has home warranty ever worked for anyone?

I have Fist America home warranty and it's around 800$ a year and if I want to submit a claim it's 89$ I recently had a leaking pipe and on top of the 89$ I have to pay 159$ due to the technician stating he needs to modify the pipe and modifications aren't covered. It just seems like either way I have to pay and there's no benefit to this coverage.

Scammed

With the VA loan it’s required for seller to pay for a years warranty. Our A/C broke within the first 5 months. It was a 25 year old unit (idk how my inspector missed this on the initial inspection). The Freon that the A/C unit takes is no longer made anymore. There was a leak in the Freon. The leak needed to be repaired (obviously) and the coils needed to be replaced. Since so much Freon on has leaked it need to be refilled. So in other words we needed an entire new A/C unit. They didn’t have one of their technicians in my area so they told me they would reimburse me. After searching around and getting the lowest possible quote $13k (this is with a friend discount too) they said they could only give us $345. I literally thought this shit was a joke at first I laughed. Yea it was a joke.. I have 5 dogs and I just felt so bad for them without A/C man it would get 100+ in the house I live right in the mountain and face the sun. Home warranty companies are fucking scams it seems so damn illegal.

Ahs warranty cancellation

I just canceled their contract after having my first and only claim. It was a garage door opener that circuit burnt. After paying 125 for service call I got denied for unreasonable reason(maintnance). How can I prevent circuit from frying? Anyways got quoted 650 for replacement. So I went with that option. Later I bought another one from the homedepot with installation for 250. Same machine. So basically I got ripped off from AHS. With that said, I canceled the warranty today and they are trying to charge me $30 fee for cancellation. Do I need to pay this ubreasonable fee? What if I dont pay this?

HW refrigerator

I have select home warranty. I purchased the policy December 4. I failed a claim January 4. They’re telling me that the compressor is out and they will not replace the compressor because it was within the 30 days. Now can I file a new claim February 5 on the same issue. I haven’t fixed it and they haven’t replaced it and in the warren in the policy I don’t see anything stating, or having any hidden clauses about it or Thoughts or comments

Are there ANY good reasons to get a home warranty?

I scoured this site as much as my tired eyes could stand, and I’m no closer to an answer. I’ll read a post that says, for example, American Home Shield was great, but X, Y, and Z were terrible. Then I’ll read 10 reviews excoriating AHS. One Redditor proposed that home warranties are a great if you are willing to wait.

So in that spirit, how would you respond to one or more of the following statements?:

  1. Home warranties are worthwhile if…
  2. Don’t get a home warranty if…?
  3. If you keep X in mind, you will be glad you got a home warranty.
  4. A better alternative to a home warranty is X

Home warranty

Hi all — let’s talk home warranties. I have one because my home is 24 years old, along with my TWO HVAC systems.

In my first year, I paid $670, the second year was $796, and this year I paid $950. The increase is too much. Does anyone else have any home warranties and can tell me if they are worth it and what your annual cost is? Any experience with actual HVAC replacement if it were to actually fail?

Has Cinch ever replaced HVAC systems? Should I renew it next year or put the money aside for when it breaks?

Choice taking 2 months to pay out.

When I purchased my house it came with a choice home warranty policy. Now I would never make the choice to buy a home warranty but since I had it I figured I would use it when my oven died in early January. A full month after they initially got a repair tech out they finally (after me calling them a lot) admitted it needed replaced and offered me $330 in lieu of replacement (the oven is no longer made but originally cost well over $1,000) I got a meeting with a case manager and at least got it to $660 but I can apparently only get paid out in a Lowe’s gift card which isn’t my preference but fine. Today I find out that it may take a full 30 fucking days to actually get the gift card?!? And it’s not like I can just buy it myself in advance because I’m not getting cash I’m getting a Lowe’s gift card. Can they really just take that long to pay out? Is there any regulation on how long they can take to replace/pay in lieu of replacement

Septic tank and home warranty

My septic tank has been having issues since first week of December the building company has came to replace a pipe under the house (cutting the slab from the outside and also inside the master bedroom. With that being said the issue is still present now I have a sewer smell coming from my shower and sinks, toilets flushing slow and sometimes not flushing, water from the other shower coming into the master one. They trying to blame it on my irrigation system which is not connected to the septic tank at all. And they are also saying that the septic company is putting a water meter(will take a month to get an answer from that meter) to make sure the intake of water is not more than what is supposed to be to make sure they find that is the septic system at fault (“and go to next step” I don’t know what’s next step is). Like I said it's an ongoing problem and I'm running out of patience a I will like to know if you can think of something that I can do to have my home fix and be able to enjoy my home or if the city can get involved or do I find a lawyer ? Or go to court ? to make sure they do take this with the importance that it should be. It was a new build 1.5 yr ago. Palm Bay Florida area. They putting me on a schedule to have my septic pumped out until they find the problem.

Choice home warranty have the worst repair companies.

Going on three weeks and our microwave is still not fixed. The local repair guys have "no showed" twice without a call, email, or text. The first trip they leave after 15 min saying they need to order a part. I told my wife, before we made that first call, let's just use that $60 1st trip visit towards a new microwave. I knew this was going to be a sheet show.

Choice Home Warranty

Anyone else feeling ripped off by this company? Their technicians lie about the work they do. A month in on same claim and nothing has been fixed.

Did Liberty Home Warranty Scam Us?

TLDR;

-AC technician confirmed AC unit and coil for us to purchase through warranty company. Then came to install it and said coil doesn't fit.

-Warranty company refunded for coil and won't find us a new one. New AC unit is currently hooked up to our almost 20 year old coil.

-AC unit is also installed unlevel in our back yard even though technician said he'd level it. Now warranty company says we have to pay $700 more to get technician to come back out to level it and that they are not liable for extra carpentry needed to install unit.

We recently had an AC unit replaced via our home warranty company, Liberty Home Warranty. They assigned us a technician and months passed with no progress (middle of summer and I was 6 months pregnant). After lots of follow ups, they sent us a message saying they were assigning us a DIFFERENT technician and that it would be better because they were cheaper. We did not approve this and it ended up starting the whole process over again, meaning more months of waiting for the repair.

The new technician they hired to do the job finally came out to our house and confirmed with Liberty the AC unit and coil that should be ordered to complete the job. Liberty ordered the parts and shipped them to the technician.

Unfortunately, the technician came back over with the new AC and coil, and said the coil would not fit in our house, and that it had to be returned (even though he initially confirmed that was the coil to get). He took it back, shipped it back to Liberty, and Liberty gave us a refund for the coil. They said at this point we'd be responsible for finding our own coil that would work with the AC unit and fit in our house. That according to them, they couldn't find any that would fit. (This would have been nice to know in the beginning and if we had known this, we would not have moved forward with purchasing just the AC unit from them).

The technician did install the new AC unit in our back yard (and left the old one as well). The back yard is a hill and we asked the technician if he'd be able to accommodate that and make sure the unit was level upon install. He said yes. He installed it and put a couple of bricks under the unit at each corner (uneven and not doing the job at all. The unit is completely unlevel and also probably at risk of slipping because of the weird couple crooked bricks he put under a few of the corners (no solid base under the unit). When we called Liberty to tell them the job wasn't finished and the unit was not level, they said we'd have to pay the technician to come out again and create a slab for the unit. It would be $700 and they would not cover it since "they are not liable for additional carpentry that needs to happen to install the product". This is after we paid almost $4k for the unit plus $5k for our 5-year warranty plan.

So to sum it up, we now have a new AC unit in our back yard that is not level, working together with our almost 20 year old coil for who knows how much longer. And the warranty company will not assist in getting us a new coil. We also just found out that the technician never applied for a permit for the install so I will go ahead and start that process myself since the city said either party can take initiative on that. However, I'm worried that the permit will fail because of all the points mentioned above. And that we will have paid all this money for basically nothing.

My question is--do I have any leg to stand on with either fighting to get more from Liberty (like having them pay for the level slab, or trying to get a refund on the remaining 4 years of our 5 year plan and cutting ties, etc)? I've tried to fight them a few times on this already and they keep saying that our contract clearly states they are not liable for any additional carpentry for installation. Verbiage in the agreement states:

LHG is not responsible for additional items, parts, components, and/or modifications necessitated by the replacement item, including but not limited to the incompatibility of the replacement item with existing equipment. LHG reserves the right to not perform repair or replacement of the Covered Item that has been the subject of a partial/full cash deduction during the term of Your Agreement.

However, the technician that Liberty hired to do the job falsely represented their work--they told us the products we bought would work after coming to our house, and also told us they'd install the unit level. If he had shown up on install day and said "making this level will cost more money" then I'd be able to fairly decide if I wanted to move forward. Liberty hired this technician because they were "cheap" -- words out of their own mouth to me during a chat. I am aware after reading so many stories now that this is expected behavior from warranty companies, but again, just wondering if there is anything that can be done to help my case. File a complaint with Consumer Financial Protection Bureau? Talk to a lawyer? Take the $4k ($9k if you include our warranty plan itself that seems to be useless) loss and move on?
