[Tenant Question] Property Managers: When do you take your listing down?

My husband and I applied to rent a house last night. Everything was very smooth and we easily matched all the requested criteria.

I called the property manager this morning to verify that our application had arrived in their system, and she told me it had and it was actually marked as “pending” because they were actively running our backgrounds checks. She told me since they had started processing our application when they opened we might have an answer today, but more likely in 2-3 business days, putting us at hearing back in the Monday-Tuesday range.

I didn’t hear anything back today, which is completely fine. Their office closed at 5 PM for the weekend. I checked their website for the listing to go through pictures again around 6 PM. Around 7:30 PM, I tried to pull it up again to show my husband something and the listing has been completely removed.

I’m nervous, because this feels very black and white to us. Like either we got it, or we need to keep looking.

Like I said, our application was very straight forward. My husband and I are renting while we wait for the buying market to ease up, so we actually chose a property under budget, and we had all the required paperwork already on hand. And the property had been listed on their website for 23 days before we applied, so the timing seems perfect.

However, I haven’t heard anything back yet. I’m wondering if I haven’t heard back simply because they are closed, but one would think they would keep the listing up until a lease is signed. But why would you run a background check on applicants if you already have someone signing the lease that day?

Any advice would be appreciated!

Nice surprise

My neighbor is an elderly woman who is cared for by her daughter. Her daughter ocasionally comes over with treats for me and my kids. They recently experienced a difficult slab leak that took a month to fix with all the repairs including swapping the tub with a ADA shower. I thought the daughter was going to dislike me for how long the process took, bur today she showed up with these. Yum!!!

COI Management Software

Hello, I work for a really small company, with about 40 properties. Currently we track COIs on an awful excel spreadsheet. I want to streamline the process with some software- however the big COI companies (Jones, MyCOI) all charge $15-30 per COI which we cannot pass thru to the tenant. Does anyone have any cheaper alternatives that they’ve found?

Greystar opinions?

Hi! I’m currently applying for Community Manager positions in an attempt to escape my incredibly toxic upper management with my current “big fish in the pond” company in NC.

I have two interviews for separate communities with two different regionals on Monday with Greystar. They were scheduled through email so I wasn’t able to get a feel for the person I’m interviewing with. I’m genuinely okay with that, but I know Greystar is really hard to get in with in my area and everyone knows everyone.

So what are your thoughts on Greystar? Is the compensation in line with your area, is the benefits package good, and is the bonus structure any good? I want your pros, cons, and everything in between.

For buildings with over 100 units... How to deal with lease signings for long vacancies?

We always list apartments for rent, sometime people will look in May for a August move in... They like the building but if you sign the lease the apartment is vacant for the next 90 days....

How do you keep them without a guarantee for a specific unit?

Prospective tenant with dog- impact on hardwood floor?

Hello, I have a prospective tenant who I believe is a good fit for my unit but the only thing I’m worried about is their pet, a 55 lb. Black Lab and how the dog may damage the unit (specifically hardwood floor). The dog is 11 years old, apparently potty trained and doesn’t bark much at all. I have included a picture of my hardwood floor (not sure what type). I originally wanted to enforce a no-pets policy, but this prospective tenant really checks all the other boxes and I want them in the space. Any thoughts you all have about a dog this size/age/temperament and potential damage to the unit is welcomed! Thank you.

[USA - MI Tenant] Breaking a lease

I can’t pay my rent anymore after being laid off, I can’t afford the lease break fee and I’m really trying to avoid an eviction. I’ve been trying to find a new tenant to take over my lease but it hasn’t worked out. I emailed the property management company earlier letting them know of my circumstances and asked them if there was anything we could work out if I left my deposit and move out this weekend after paying this month’s pro rated rent, haven’t got a response.

At this point, I plan on just moving out, cleaning, and handing them the keys + pro rated rent for the month of may. They claim to have a waitlist for studios in this building (but yet refused to let anyone from said waitlist apply) so I’m assuming they will find someone to occupy it.

What is the likely outcome here? Is there any chance that they’ll just let me go if I leave in good standing rent wise and leave my deposit (1 months rent) and clean well enough that they’re able to occupy the unit asap? If they do decide to pursue me, would it be like sending me to collections or taking me to court? just trying to figure out how much this is really going to ruin my life

Advice on asking for a raise

I work for a larger PMC and took a job as a leasing agent at an A+ lease up with 2+ years of experience of leasing and assistant managing from 2017-2019. 2019-2022 I worked with a corporate housing firm, so many applicable skills were still fresh when I went back to leasing. I just hit my 1 year mark, got an excellent performance review on paper, but never had an in person meeting to go over it. I assumed this would follow with a standard 1 year pay bump of $1, it did not. We have grown enough to hire another leasing agent who is green and also started with my current pay. (I will also be training this person) I’m calling a meeting with my property manager, I’d like to ask for a $2/hr pay raise. What metrics should I bring to the meeting to support my request, and if applicable, instructions to pull the reports from voyager would be appreciated. Thank you in advance!

TLDR: what metrics do PM/RM/VP look for when considering a raise for leasing? If it were just up to my PM she would definitely give me the pay bump, as she knows I’m an asset. I’m looking for metrics to bring to the RM and VP.

ESA question

My tenant got a dog 1 year ago and paid a pet fee. Now they advised the dog is an ESA.

The law exempts charging a fee for esa but the landlord feels that because the dog was brought in as a pet it shouldn't qualify and that we should charge them. Thoughts?

Note: thank you everyone. Yes I will get medical documentation if it is true. I found no less than 50 bogus sites that could make my dog an esa with all "certification" and all I had to do was fill in the form about my dog and pay a fee.

Buying/Renting Mobile Home Question

We have a son in college and are considering buying a mobile home in a mobile home park instead of renting an apartment. The mortgage would be much cheaper than rent for the area. But we're not sure the rules of these parks. Will my son be able to have roommates? After my son graduates, will we be able to rent it to college students? Or do they require the owner to live in it?

Finally received a job offer…it’s terrible

I posted about last week or so about not being able to find a job as a leasing agent. I finally received a job offer, but it’s really bad:

Basically, I place the ads in Zillow, FB Marketplace. I pre-qualify them, show them the unit, and then take the deposit.

Pay is $400 per move-in. Under the table. No payment for renewals, no benefits. No hourly.

Should I take this?

It’s going to involve a lot of driving around the county showing apartments to potential residents.

I don’t have leasing experience, but I do have 10+ years of customer service experience & I work as a property manager at a storage facility.

About to sign a lease and need help with liquidation/early termination fee.

Hello,

I’m about to sign a lease and don’t know which option would be the better of the two. If someone could help, I’d appreciate it.

This is what was sent to me

CHOICE 1: You agree to pay two (2) months' rent to Management Company as liquidated damages or early termination fee in accordance with Fla. Stat. 84.595 (4) if you breach the Lease Contract and we have obtained a writ of possession, or if you have surrendered possession of the dwelling unit before the lease term expires, or if you have abandoned the dwelling unit, or if you elect to terminate the Lease Contract before the lease term expires. You understand and accept this liquidated damage or early termination fee. In the event this Choice 1 is elected, then Owner or Owner’s Agent is entitled to rent and all other charges (including property damages to the dwelling unit beyond normal wear and tear) accrued through the end of the month in which we retake possession of the dwelling unit, in addition to the liquidated damages or early termination fee amount set forth in this paragraph in accordance with FLs. Stat. 83.595(4). However, Owner or Owner’s Agent waive the right to seek additional rent beyond the month in which we retake possession.

CHOICE 2: You do not agree to liquidated damages or early termination fee and you acknowledge that Owner or Owner’s Agent may seek damages as provided by law in accordance with Florida Statutes 83.595 (1), (2) or (3) if you breach the Lease Contract and Owner or Owner’s Agent have obtained a writ of possession, or if you have surrendered possession of the dwelling unit before the lease term expires, or if you have abandoned the dwelling unit, or if you elect to terminate the Lease Contract before the lease term expires. In the event this Choice 2 is elected, you may owe future rents as they become due under the lease.

Too many apps!

Has anyone else ever encountered this? I just started at a new "luxury" property with 500 units. For the first time in a 20 year career everything on site runs thru different apps. I Apartments to get into the units. A parking service app. An insurance app. A package app. A payment portal app. Valet trash app. When people are moving in the leasing agents are just helping download all these apps, and the phone and foot traffic is nonstop due to questions mainly about apps. Why are we making things so complicated now? I feel like it drives away a huge percentage of people every year who just don't want to deal with all that technology. Am I the only one who has faced this problem?

Is this pay worth the job? (Property Manager)

I’m 1 of 3 guys who “Manage” roughly 1100 properties in OKC. The position started off as a salary position, but it’s seemingly moving towards hourly. Each of us make roughly $55K/Year. After our bonuses, probably around $60K/Year. The company who manages the properties are in another state. We are the first employees for this company to hold this position. Before us, a real estate management company managed their properties. So the position has been in existence for 13 months. At the end of year 1 nobody in the company received raises and our scope of work for the position has grown what feels 400%. Here’s a quick rundown off the top of my head of our responsibilities:

  • Move-In Orientations face to face with residents (Report filled out)

  • Move Out Inspections (Report filled out)

  • Rent Ready Walks (Report filled out)

  • Delivery of notices (Eviction and 10 day notice to quit)

  • Meeting with police for evictions & lock outs

  • Winterizations (Report filled out)

  • Maintenance Request Work Orders (Report filled out)

  • Take marketing photos (Zillow, etc)

  • Performing Turns / Make Readys (Report filled out)

  • Work daily out of about 6-7 different apps/softwares

  • Drive our personal vehicles

  • $0.18/mi + $500 (only beneficial if we stay under 1000mi/Month. I average 1300-1400mi/Month)

When we signed our contracts we were all pretty much aware that this was a new position that would be growing and changing, which is fine, but at what point are we being taken advantage of?

Not Safe at work

In a tough spot at work. Every day is constant chaos. Property is getting worse. Nothing is being done to make it a safer environment for staff and residents. Realize any crime could happen anywhere but no efforts are beig made. When our concerns are brought up, the response we receive is we are in downtown and we need a thicker skin. Having a thicker skin isn’t going to stop a bullet from penetrating and killing us. I live downtown off site and I feel safe at home but not 5 minutes away at work?! …There is something nefarious about this place. The amount of crap we’ve been through in the last few months is shocking. The suicides, homicides, and attempted murder just this week on site that resulted in a swat team coming to work and arresting the resident. Now their unauthorized occupants remain and we are to be ok?? The last month has been the most challenging-traumatizing time ever. We watched a person die in front of us AT WORK a few weeks ago. Harassed and threatened by the suspect and their friend after being bonded out of jail a few days later bc I was told not to give them a key to their apartment. I realize I have the option to quit and look for other employment. I am not a quitter but I have to be in order to protect myself in this situation. I want to stay and see things turn around. I am exhausted and always on high alert these days. I am concerned about retaliation. Need to vent. Your thoughts are appreciated.

Analog low-profile intercom for condo building

Hello. We are looking at changing our analog intercom panels, except that they would need to be low-profile, 3" or less in depth including the housing box.

notice to property manager

Once I serve a notice to the property manager, can the property manager legally collect rent from the tenant? Generally, agreements allow them to take the commission until the tenancy comes to an end, even if the property managers term ends sooner.

Cure for rude tenants?

So, I recently started managing an older "luxury" property in midtown Toronto. We do unfortunately have a lot of entitled and annoying long time tenants, however this one lady sticks out of the crowd! She is always rude, abusive, and looking for a fight. I am a very very calm and patient person, however I lost my patience today after she came to my office looking for a fight. What are the laws in Ontario/Canada and how can I ban her from the office and from contacting any staff in there?

PS: Last week she yelled at our cleaner saying it is time he dies and that he is not doing a good job! He does a wonderful job, and is a very good person and her behaviour was unacceptable. A few weeks ago she came to the office and told my staff that she hopes they caught COVID and died as well.

Her attitude and rude behaviour is going beyond, and I feel like I will lose my temper the next time she comes to the office?!

Corporate Property Management

Hello all,

My father owns a corporate building. He is not satisfied with the current property management. We are discussing the possibility of managing the building ourselves (as a family). I work freelance so I have the flexibility to support my father in this, but I have no experience in property management, other than being a homeowner and a landlord of a single apartment (above our house).

I'm wondering if anyone has any insights to offer regarding this. Would we require any type of work insurance? We have several suppliers for most of the services needed to maintain the building, except for a general maintenance person. What kind of person should we be hiring for these tasks? (Changing lights, minor repairs, regular inspections). I'm assuming they would also need to be insured - or is it possible for us to obtain insurance ourselves to cover this type of worker?

I'm open to any other feedback. We are located in Canada (province of NB) but I'm open to any general feedback/advance.

Showdigs

Anyone familiar with Showdigs? I am trying to find a company similar to them but I am having a hard time.

To those who are not familiar with Showdigs, they are an on-demand agent service. They hire licensed real estate agents and will do property showings for you.

We have been using them for quite some time now, and honestly it’s been cheaper than hiring a full time leasing agent. BUT they are starting to get really expensive so I was hoping there are other similar companies.

Resources available?

What are some resources or courses that you’d take if you were wanting to become an assistant property manager/property manager?

I’m currently an administrative coordinator, I was in leasing prior. I’ve been in the industry since mid-2022.

I’ve expressed to my boss now that I’d like to take fair housing courses (my previous job just simply wouldn’t allow it or give me the time off to do it on my own)

But what else should I be looking into/learning? Are there sites that have good courses? Emails I can sign up for?

Campground Property Management Bonfire website issues

Does anybody use Bonfire for campground management? If so, does anybody else have the guestbook issue where guest information is not showing up when creating reservations, but it is definitely in the system? I searched forums everywhere and contacted support in every way possible but it says to refresh the page and they have some website updates and that doesn’t help. For anybody that manages property with a large list of tenants, you know how frustrating it could be having to manually enter each, and everyone’s information every time. I did not see a more specific forum for campgrounds management. Thank you in advance for anybody’s suggestions

What is the average cost per square foot to get a unit rent ready after tenant move out in Berkeley, California? Unit is approximately 950 square feet. One bath, two bedrooms, carpet in all areas except kitchen and bath. Assume all walls need to be repainted.

I am seeking a rough estimate for the price per square foot in Berkeley, California to get a unit back to rent ready condition. Unit is 950 soft. Assume repainting all walls and cleaning of carpet. Rough estimates are fine. Was quoted $5570 and $3420 for 40 hours of work. This works out to be $139.25 or $85.50 per person per hour for one person. If two people working, 80 hours total but within one week, it’s $69.62 each per hour or $42.75 each per hour. This is just cleaning and some painting. No other repairs needed.

Is this a realistic rate? Realistic number of hours for a 950 sqft unit? There is no damage to walls or carpets, just painting and cleaning. Work was done in one week, it is unclear if two people or one person worked the entire week (this not sure of the hourly rate.).
