We recently took over leasing for a brand new community in a smaller metro in Georgia. Think Brunswick, GA or Bluffton, SC to give y’all an idea.
It’s a build to rent community of townhomes and leasing has been tough. There isn’t a lot of traffic and our marketing doesn’t bring in a ton of leads. We’ve even listed it in FB Marketplace and it’s still slow. Does anyone have any tips on these smaller markets? My experience is mostly for larger cities like Atlanta or Charleston.
My neighbor is renting from a private landlord and informed him on January 12th that she had no hot water. After he kept dragging his feet, she called code enforcement and they came out Tuesday (3 days ago) and found the landlord in violation. They are sending a certified letter giving him 2 weeks to repair before $1,000 fine.
This seems incredibly unfair and rent is due tomorrow. She called a few lawyers yesterday and today but one lawyer said he was too busy and none of the others even got back to her. What are her options? Can she withhold rent? Pay rent but file for relief in small claims court? It's crazy to me that she has to pay full rent to live in a place with no water and that is actively in code violation! (This is in Berks County, Pennsylvania, if that matters)

I live in the apartment under my property manager and there have been too many instances to count on one hand to let his/her actions slide anymore. There’s no one listed above them on the website on who to contact except the business that owns the complex. Literally getting out of hand and I’m sick of it, and no I don’t want to talk to them about it because they should know better.

A tenant wants to break her lease early.
She has four months left on the lease but she gave a 12-day notice to move-out. There’s no clause in our lease regarding early termination. Would it be legal to charge her 2 months rent to break the lease? Please advise!

I’m 24 male and this is the first time my dad gave me full authority over a major financial task concerning family with no oversight on his part to sell our apartment since we bought a piece of land and constructed our new house.
The average price of the apartment in society goes for 65-68 lakhs but they are raw apartments with nothing done inside.
I listed our apartment at 78 lakhs on various broker apps. After a lot of home visits, i finally had some luck last week when this family came thrice to see the apartment with different family members. I got a call from their property dealer and he wanted to set up a meeting with me and the interested party to discuss the final price.
I asked him, “They do know the correct asking price right?” since people that came to see the apartment before loved it but didn’t want to pay anywhere near the asked amount.
He said that yes he’d told them we were asking for 78 lakhs and his next words were, “Maine bata dia hai unhe 78 lakhs, uske baad Maan maryada mai jo thoda bhot ho payega, voh dekh lenhe”.
My dad has asked me to go over to the meeting alone and negotiate the best price i could.
When previously asked by the broker if their was any budge in the price, I’d told him that we could go down maybe 50k-1lakh rupees.
What do you think maan maryada discount amount to and what should i keep in mind when negotiating?
I would appreciate some advice asap as the meeting is gonna take place at around 7pm today.
Also, the other party is obviously going to pay him the brokerage fee but I didn’t hire this broker personally and he got my contact information while randomly looking through the listings. Do I have to pay him the brokerage fee too?

Every management I have reached out to already has a roster or relationships with vendors. Whats the best way to connect with managements as in the past working for another company I realized thats how they got all their work. Any tips would be appreciated.

Hello I was hoping someone could help me. I have just received an invoice/service charge for “gutter clearance” my partner works from home every day of the week by window at the front of the flat, and he has not seen anyone come to clean the gutters! They have also stated payment is due the same day they sent the invoice. First question can they charge if they haven’t done the work and secondly surely they need to give more then 1 days notice to pay a bill? Any advise would be greatly appreciated 😊

This is my first post, sorry if it’s not in the correct subreddit but I saw similar questions being asked here.
I live in ON, Canada. I moved into a building 8 months ago, I was provided with a parking spot on an unpaved road very close to the garbage disposal area (where tenants from 3 buildings throw out their garbage).
Many times we have seen garbage thrown outside of the bin, on the grund. We started noticing rodents in the area too.
2 months ago, my 2024 car started giving me issues. Lane assists, headlights, brakes failing and problems with steering wheel.
We took it to the dealership and inside the hood they found rodent looking animal, it chewed on multiple wires. They also found a large rodent nest.
I brought this to landlords attention and he didn’t do much, provided us with a different parking spot (that too after we asked to switch).
Now this has been a problem (rodents) near garage disposal etc before I moved in because after we brought this to the landlords attention, he sent out an email to all tenants about throwing out garbage properly etc and about the vermins “returning”.
In the email, he said the garbage management issue has been going on for years since COVID-19 and he has received other emails regarding this.
He has also asked tenants to send him pictures and videos of non-complying tenants who are not throwing away their garbage properly.
My question is, is the landlord / property manager’s responsibility to pay for the damages caused to my car? if so, I want to know how to proceed with this as he has been dismissing most of our problems and concerns we have emailed about in the past.
Hello! About 5 months ago I moved into an apartment complex built in 2021. The laundry room always got really hot when the dryer was one. It felt like it was a sauna in there, and the windows in the living area would fog up. Initially I did not think much of it but today I decided to do some snooping around the side, and I noticed that the dryer's ducting was never hooked up to the vent at all. It was sitting off to the side of the vent. I plan on telling my property manager about it tomorrow, but it started to raise some questions in my head. So there is this random duct that sticks out of the floor that is taped off, and I always wondered what it was for? Now I am no expert on ducting, but somehow I got this crazy idea it into my head that the dryer's vent goes down into the floor and spits back out, and that is why they just completely disconnected it from the vent altogether. Again I am no ducting expert, but I found it really odd that we would be having a random taped off vent. For note the dryers vent, goes downward into the floor, and we're on the 4th(top floor) of our building. I really want to know what the random vent is for. There also appears to be drywall mud used to seal up the HVAC ducting, but idk.

Hi! I have a rental property in Texas and hired a PMC to assist with renting it out as I live out of state. This is my first time having a rental and thought this would be best since I am new to this. They have done a few sketchy things IMO, however, today I was made aware that I have a $4k water bill for 4 months while the home was vacant and there was a leak I was not advised of. The house hadn’t been lived in for a year prior to this and all utilities were in the PMC’s name from August to end of November. They have conveniently sent all other invoices except the water invoices. The water company wouldn’t transfer the utilities to the new tenants due to a large leak so we immediately went and repaired the leak. There was a $13k bill and $9k of this was adjusted for the repair, but the other $4k will not be adjusted as the bills were approx $900 a month for the 4 months of vacancy. The bills all go to the PMC and I was never made aware of this or would have assessed the situation immediately. Can anyone give me advice or has this happened to you? I am considering hiring an attorney and online read a tenant attorney would be best but I haven’t heard of this. I appreciate any and all advice! Thank you!

Plus, with tech evolving so fast, leveraging SaaS platforms is generally way more efficient than building from scratch.
Eventually, I came across a platform called usource, that actually bridges the gap between facility and property management.
