Do I have to have a property management license to provide services in md with my own company?
I am truly at a loss for words here. My experience with a property management company has been overwhelmingly negative. I inherited their services when I purchased a sec8 rental property and initially decided to keep them, assuming it would be the simplest solution. However, I quickly came to regret that decision.
The company consistently ignores my emails and phone calls, often promising a callback that never comes. In desperation, I even visited their office in person, only to have my concerns dismissed and another empty message taken. Their practices are neither transparent nor honest, and I would not recommend their services to anyone.
I have money owed to me and they have not sent an ACH even though they have my routing information. Is this even legal? They take their portion of the housing voucher like clockwork and my funds are tied up in their system. I am not quite sure what they are doing with my portion at this point. Do I need to seek legal counsel? I'm up on my second mortgage payment and I am starting to get worried. Would contacting the state be a good move? Or legal counsel? Any assistance would be greatly appreciated.
My family has always helped with the upkeep of the properties. I have experience in cleaning, painting, minor repairs & landscaping. I have also managed a 4-plex & was responsible for collecting rent, providing receipts, new tenants & evictions. I have been involved since I can remember but I've never managed all of the properties at once. I don't have any experience in the business side of it. I know I have the experience & the manpower to turn this into a legitimate business that I can teach my children the way my dad did me. What would be some of the first things I should get started on? Do you have any tips for someone just getting into real estate? What programs should I study to be proficient in property management? Just tell me where to start please!
What is the best property to purchase when trying to maximize positive cash flow? Is it a multi family, duplex, etc.?
I am having trouble finding information on managing private vacation homes. I recently had an ex employer reach out to me about being his boots on ground representative while having construction done on one of his two vacation homes in Florida. He would expect me to maintain his first vacation home while the work is done on the second, and be his point man on the work being done to the second. My background is automotive service advising/managing for cars with horses on the bonnet,, as well as years of doing handyman and landscaping on the side.
I guess my question is, can you make a living managing second homes for rich people who don't rent them out? I would have six months guaranteed on his payroll to learn the business and meet sub contractors in the area. All of the information I am finding relates to commercial property management or abnb.
I recently purchased a multifamily apartment with a basement laundry area that has two washing machines and two dryers. The machines are new but don’t have built-in coin mechanisms. I’m exploring options to make them payable without replacing them entirely.
Are there any devices or systems that can be connected to the existing machines to allow tenants to pay via a phone app or other digital methods? I’ve considered selling them and buying machines with coin slots, but I’d prefer a solution that works with what I already have. Any recommendations would be greatly appreciated!

I am currently using Avail to manage my two properties, but I do not feel like spending $18 a month on it. I found Innago, which also has an app. What do you all think about it? I created an account and like it, but I am unsure if I am committed to transferring payment collection to them. Could you give me your feedback?
I am in the process of evicting a tenant for non-payment (3 months now) They keep claiming they’re making payment, but never have. Nonetheless though, they keep submitting maintenance requests. First it was a bug issue, so we sent out pest control. Now they say their drains are taking a while to go down in the shower and sink. A eviction hearing is scheduled later this month
Should I send a plumber out there right now or should I do something different
I currently have been managing an apartment complex with 152 units in the Atlanta midtown area. I like the field and thought I would check with this group to seek a referral for a different company. Hello all, I recently bought a new home and planning to go with PM to rent my existing house. So not sure what questions I need to ask him about the legal side . When signing contract with PM what points I need to consider??
First of the year I’m taking on three new multi family buildings (4-6 units per building). I have 20 years of property management experience but not much is multi family, just single family homes/scatter site. What are your best practices for these types of buildings? All are occupied with great tenants.
Do you have recommendations for some help with my website? I’d love to hire a small, preferably minority owned business to give it a refresher. I have a small property management company hoping to grow a little bit.
Has anyone had success with using squarespace as a property management site?
I know it would take some plugins for calendar syncing which fine (suggestions here would be great as well).
If not, would you suggest something different? I know Webflow can create visually appealing sites and Wordpress is at the top of most people’s list as well.
I’ve got a friend that’s going to build the site, but if possible, I’d love to stick to Squarespace since I’ve tinkered around with it in the past so if I had to do any updates myself, I could manage.

I’ve been considering property management as a potential career path, inspired by a personal situation and the idea of roles that offer live-in or nearby housing as part of the compensation. I’ve been researching the field, but most of the blogs and articles I’ve come across are pretty vague, so I thought I’d reach out here for advice.
What’s the best way to get started in property management? I’m open to residential or other types of management. I’m currently in Texas, but I don’t plan to stay here for more than five years. I was recently accepted to Oregon State University and plan to relocate to Oregon or Washington to be closer to campus.

I'm trying to figure out a way to transfer the balance of a bank account over to another bank account. I started a property management business and thankfully its going well. One issue that I'm starting to see is distributing payments to landlords.
For some context, every single property that I manage has a separate bank account. Rent gets deposited into that account on the first and it's held there until the end of the month. At the end of the month after fees and repairs that had been deducted from the account I distribute that balance to the landlords bank account via an ACH transfer through my bank (I bank with Chase).
The only problem is I have to do this manually with a specific $dollar amount to be transferred from the property's bank account to the landlords bank account. I usually just input whatever the balance is as the scheduled amount to transfer. Each month the balance varies in the properties bank account depending on if there are repairs or not. Currently my banks software doesn't allow the "balance" of an account to be transferred you have to input a specific amount.
Is there a way like a program or something that can send the balance of a bank account via scheduled ACH transfers?

I managed housing at Berkeley, Boston, and New Brunswick before. All are student housings. I found property management is a very busy business. But after I talked to other managers, I got total opposite opinions. They think their life is really low-key. I wonder if only student housing management are crazy busy?
I haven’t rented in a long time, but my son looked at a house managed through them. He put in his application and was approved. Then looking at the fees, he noticed that there is a $500 house holding fee and a $197 account set up fee. The other fees made sense, but these two did not. And the fact that he cannot even ask an actual person is bothersome. It is a really nice house and he really wants it but not with the feeling this place is a little sketchy. We even looked on BBB and saw a lot of complaints fairly recently. We wanted to clarify what account is being set up that costs $197, and why it’s $500 to hold a house he’s ready to sign the lease on. It makes no sense.
My new build apartment complex recently opened the dog park but didn’t put any grass. The dog park is HUGE. Biggest dog park I’ve seen personally so I’ve been excited to use it once they finished it. They seemed to have filled it with mulch and tree debris from the old trees that were there instead. Is this common? Is it safe for my dog? I’m worried if my dog is running in there he will get a stick stuck in his paw and will step in dog poop since it blends in. Do any other communities experience issues with it? If I complain, what are the chances they would add grass? 😂 Very low I’m guessing due to budget. I’m just a little upset because I probably wouldn’t have leased if i knew there wasn’t going to be grass….
(M 24) I am a leasing agent for a very large company in the North East US and have been working for them for about 7 months now. I am currently in a relationship however due to life circumstances it's going to end here in the next 3 weeks to a month.
I tour tens of people a month and outside of a few guys asking me to get drinks with them after work (platonic) | always keep it professional. Of course there has been a few girls I have toured that I feel like flirted with me or seemed interested but l never followed up.
However last month in a building I don’t often work in this one girl toured and we just really vibed well. Typically my tours take about 15 to 20 minutes however this one took over my hour time slot because we just vibed so well and talked most of the time (she also kept asking to see new units).
I feel like it may be safe to ask her out however of course because I am an employee this can be risky.
My ideas to ask her out out as follows.
Balls to the wall just ask her straight up.
Follow her on IG and see if she follows me back. If she follows me back wait a few days and slide into her DMs and just ask how her move-in went and gauge it from there.
Find some way to give her / ask if she wants my number and leave the ball in her court.
Please give advice on what to do or call me an idiot so I don’t try this.

I want to start passing the cost of tenant screenings directly to applicants, but I’m not sure if there are property management platforms that allow this seamlessly. Is there software where applicants can handle screening payments directly? Recommendations would be appreciated.
