Settings are Auto/Cool/Dry/Heat/Fan. Small condo, only 37m, just want to make sure nothing gets funky smell/mold when I’m gone. Thanks!

I found a nice house in Ko Kaeo in Phuket. It's not a gated community. Just a few raws of quite simple houses. No common swimming pool, no guard house, no amenities. Most houses are a bit aged, some are in a very poor condition and are being renovated, some houses were converted into commercial: there is a kindergarten in a nearby villa, a trading company, a van rental business, etc. The house I liked was recently renovated and extended, and the asking rent is double or triple compared to neighbouring houses. One thing that bothers me is that I have not seen a single foreigner while driving around the area. I feel like only locals live there. What are some disadvantages of living in a neighborhood which is dominated by locals? I don't want to be "persona non-grata" so to say. I don't want to disrupt others' peace just with my presence. And on the other hand, I don't want my own peace disturbed by any local customs I might not be aware of. Maybe karaoke parties, or vendors with loudspeakers driving around the area at 7am, or what else I can be missing? Maybe I'm otherthinking it. So far I found Thais generally very quiet, especially compared to Turks and Arabs (I have experience living among both). Any advice welcome. Another red flag is that I could not find the house listed anywhere online. It was offered to me by an agent, and it's an agent-2-agent listing, meaning my agent works with another agent who works directly with landlord.
