I’m moving from NYC and looking to rent in a luxury apartment building in the west loop. Any recommendations on buildings? Any buildings to avoid?
I've lived in this unit for nearly 8 years. I'm moving/leaving the area. Subleasing for 2 or 2.5 months, then you can resign for full length.
Rent til end of May: $1425
June onwards: Believed to be at $1535. This was largest increase I ever had, normally I got $25 increases or so.

How much does brokers normally get paid/what percent of rent is their commission when they do work with a building that pays them? Thank you!

I am subleasing a studio in 5630 n Sheridan from February 10th to August 31st.
The apartment is located in Edgewater. It is 40min away from the loop by bus (147) or the L. It has Jewlosco and Marianos within 15minute walking distance. Also it is 5 minutes away from Kathy Osterman beach / lakefront.
The current rent is $1352 but I am subleasing it for $1150.
If you sign the contract and finish the required payments before Feb 5th, the rent will be $1050.
Price and period are negotiable.
I gotta mind you that you have to pay $40 (application fee) + $1352 (rent) + $1352 (last month rent for deposit purpose) to the apartment office when you sign the contract. As soon as it is confirmed that you have completed the required payments, I will wire you (1352-1150)*7 months = $1414. So technically you are paying $1150 per month.
Also, Im selling 2 desks, 1 book shelve, 1 microwave, 1 pull up bar, 3 lamps and 1 mirror for $350!

Hi all. I’m planning to move back to Chicago late 2025 so I’m thinking ahead about brokers to help my search for an apartment. I spent the majority of my live in the city so I’m familiar neighborhoods and amenities I’m looking for.
I’m mostly looking for a broker because I want to prioritize leasing from a private landlord. From my experience, a lot of these larger property managed buildings are scams and the buildings are in poor condition.
If anyone has worked with broker they liked, let me know. I’m budget is about $2,300 a month so I think getting a broker will be worth the while. Let me know and thank you in advance.

Landlord sent me the following options in relation to ending my lease.
pay 2.5x 1 months rent to end the lease early - buyout agreement
1 months rent fee for leasing/commission/advertising costs paid each month until a new tenant is found.
Which would you take? What follow up questions would you recommend asking?

Not sure if this type of post is allowed but wondering if anyone has lived at this building and can provide some honest feedback on the place. It looks like a really great place with awesome views, great location but several open listings right now has me skeptical. Also has a few recent reviews on apartments.com talking about roaches and poor building management. Are these accurate? Any insight is appreciated!
This one might be a little long but I’d really appreciate if your read through and gave me your thoughts.
My lease is up in June 2025 but my landlord is planning on listing the property for sale within the next two weeks. Legally i know i am well within my right to keep the lease unless some sort of buyout is agreed by all parties. And i wanted to know what you guys think is fair for me to amend my lease to go from ending in June 2025 to end within 10-14 days of the sale of the property. That means that once the sale of the property is closed i have to move out within 10-14 days. I don’t have to take this deal but if i did what do you think i should ask for?
Another thing is that their real estate agent reached out to us to ask that we clean the floors, make our beds, remove family pictures, remove excess clutter(what does that even mean), and wipe down all surfaces. I work a full time job and take care of three cats, is it reasonable for me to ask that they provide a cleaning service for all of this? I want to add that i keep my space relatively clean and vacuum floors every other day. But idk seems like im going to have to take a day to deep clean my apartment but i dont really want to do that just so they can take pictures…? Idk.

I am more drawn to River North to experience the convenience and centrality of the city, but Wicker seems to offer more 2bd (I WFH) and in-unit W/D options for the same price as a River North 1bd with on-site laundry. Ultimately need to decide whether to prioritize location or apartment features, but would still love to hear from you all and how you made your picks!
I live in The Regal Apartments in Printer's Row. I am looking for tenants that are having a horrible experience with management. I heard the new property manager yelling at new tenants for noise complaints, threatening 10-days, and other rough things. I feel bad for them because I've had a pretty neutral experience. Also, I have not heard a single peep from them since they moved in, so these claims seem unsubstantiated. Nonetheless, hearing her threaten a new tenant like that only makes me worried for myself. What should I do? Does anyone else have similar experiences with her?

My eastern Chi-town North-South borders are Lakeview to South Loop, and my western N-S are West Loop (above highway) to Logan Square. Should be under 0.7mi to an L stop & supermarket, in a quiet unit without issues with critters, faulty appliances, water issues, or loud neighbors. No nearby sirens or barking dogs either. Free heat is must. Budget is under 2400/mo (including wifi + other utilities). Month to month preferred. Bldg should allow subletting. Serious offers please and be willing to verify you are the person on the lease or title. If the bldg has amenities, please lmk but it isn't a dealbreaker otherwise. Thanks.
