I recently had a life event and need to move by 12/14 ideally. I am just hoping to be closer to where I can make new friends and put myself out there again.

I am having some trouble narrowing down the exact neighborhood. I know I want to live within a 15-20 min drive to South Lamar where I work. I'd be willing to move as far north as Allandale because I love that area. I love the Mueller area but it would be too far of a commute for me. So far I've just looked online at apartments like the Gibson Flats, The Clark, Rockwood Apartment Homes.

What I am looking for:

- 2bed/bath, open to a spacious 1 bedroom with storage

- Budget: max $2200-2500/month

- Within 15-20 mins to south lamar

- Good reviews/management

- Visitor parking

- Small dog friendly (dog amenities a plus)

- It would be nice to be able to walk to restaurants/grocery stores (Close to a Trader Joes would be awesome)

- Parking for one car, ideally EV charging spots available

- Large gym

I would greatly appreciate any guidance!

Recently I have had x rays done for two of my front teeths and it seems like I’ll have to get them extracted and get implants. The rough estimate I got for the whole procedure is around 7-8K$ and from what I understand it’s not covered by dental insurance. Can anyone recommend a good periodontist in the Austin area for consultation on the treatment?

We have been renting in Austin for a while now and would love to finally buy as our rent is starting to look similar to the price of a mortgage. We need to stay around or under 400k and would love a 3bdr / 2bath house with a great yard. We have seen some houses up in Windsor park and University Hills around this price range and a lot of houses in South Austin. Franklin Park has some nice homes for cheap which makes me suspicious though. Any recommendations from people who have bought homes in similar areas or price ranges? We would love somewhere that I could walk around the neighborhood with our baby and also no more than a 15/20min drive into town. We don't need anything fancy! Just want to have nice neighbors and no big fixer upper projects.

Are we dreaming too big? lol We would love to stay in Austin but as everyone knows it's just so expensive. The far out suburbs are not an option for us (don't fit with our vibe) Thank you all!
