Working for Luxfolio in Dubai

Hi All,

Has anyone heard of a real estate company by the name of Luxfolio? They are a real estate broker based in Dubai. They held a recruitment event in Westfield, London around 3 weeks ago and it caught my eye. Their staff are mostly British and they're looking for new brokers who can demonstrate a passion for sales.

The caveat however is that they don't pay for your accommodation or there is no base salary just commission-based sales.

Am I missing something here or does this kind of sound like another pipe-dream. Does anyone know anything about this company or anyone that has done the same kind of thing?

I'd be curious to know your thoughts

Dubai proof of residency

Hello, I have a residency permit in Dubai after opening a freezone company.

My trading account is requiring proof of residency. I tried using my business licence and ID card but that is not sufficient.

I travel as part of my job all over the world and do not have a long term rental in Dubai. I usually just stay in hotels.

Does anyone know how I can get around (legally). Thank you

Free Zone company bank account

I am planning to open a FZ company in Meydan without any plans to live in UAE. The question relates to opening a company's bank account. as a sole owner, do the banks insist on having a UAE residence visa and emirates ID for the owner to open a a company's bank account? is there is a solution otherwise?

Tenant rights

Our landlord gave a quote of 1650 AED for repainting our 390 sqft studio when we moved out.Mainly the amount is incurred for repairing structural issues like cracks in wall.Do we need to pay it? Isn't it too much?

Any Recommendations for Areas in Dubai with Less Traffic?

I’m looking to move within Dubai and am hoping to find an area where traffic isn’t as crazy as some of the main spots. With all the rush, I’d prefer a quieter neighborhood that still has decent amenities nearby, possibly an apartment.

I know traffic is everywhere here, but any recommendations on areas with generally smoother commutes or less congestion during peak hours?

Stuck in Dubai with Expired Visa and Criminal Case—Seeking Advice

I tried to renew my tourist visa by flying to Kuwait on October 5, but I was detained at Dubai airport. During the detention, they ran a drug test, which came back positive. They released me two days later, but now my visa has expired, and I’m stuck in the UAE with a travel ban.

This all traces back to a bank transfer I made in February after seeing an online ad. Now, I have a criminal case registered against me for "transferring money with intent to commit drug use." I’ve been given the case number, but I haven’t received a formal charge sheet or any translated documents yet.

Any advice on what my next steps should be? . . Edit: I have been relying on substance for long to deal with my depression and stress related issues. The transaction which i mentioned was done for the same. Hope this connects the two events.

Painting courses in dubai

Hello, I don’t know if this has been asked discussed before. I am an Art major (graduated 2006) and I am looking for painting courses that really help bring out your creativity and help you find your style as an artist. Honestly don’t wanna go to a course with pre sketched canvases or paint flowers and fruit, I wanna find a place that teaches the techniques yet lets you explore and lets you maybe paint an apple blue :) I feel like there is so much that can be explored and done but I just need to find the right places and I know a lot of artists feel this way. I would appreciate it if you share your experience with good painting classes in Dubai.

Just please let me know if you got the fine, and you were successful in submitting online for the waiver. The reason I want to submit is that I had no idea registration was compulsory and thought it was only if your company met the Tax thresh hold. My company was opened in RAK, and I am the only person in this company, I opened the company in January, and still haven't done any business with the company. I have my visa attached to this company. Do you think it is worth asking for a waiver or reduction?

Dubai Driving

Is it just me or getting a driving license is very hard? I am a bundle of anxiety before every class or test. They fail you for silliest of reasons, at times just so you learn a lesson. I speak from personal experience where I had to fight to get my rightful pass. And I was given it because the reasons for failure were inadmissible.

I just have so much anxiety before every class or test, the mental troll the whole process of waiting periods, money, and unreasonable failure has traumatized me. It’s been 5 months… and no it’s not because of constant failure but because how long it takes to book sessions.

I value my time more than money, to me losing my time and not getting anywhere close, has made me so troubled. Before every test, I can’t even function because I get so nervous and anxious. My brain just can’t function until the test is over. Failure doesn’t scare me, it’s the unreasonably long waiting period, minor mistake failure for life lesson learning and the complicated booking process.

Idk how much longer will this process continue but mentally I am dead inside.

How is the investment in LULU IPO shares worth it ? IPO share price range at 1.94 to 2.04 doesn't seem make it worthwhile

This is for those redditors who are studying the financials for buying LULU IPO shares for dividends.

Nominal value of 1 Lulu share is Dhs0.051.

LuLu Retail sets IPO share price range at Dh1.94 to Dh2.04 per share

That's about 40 times over.

Looking at their financials, their Earnings per Share (EPS) in 2023 (for continuing operations) was Dhs. 0.068. This annual EPS figure has been the best it has been in the last 3 years.

Their dividend distribution policy will be at best 75% of the distributable net income. To keep it simple, let's ignore the incoming 9% income tax and consider the upcoming dividend at 100% distrubutable income.

Therefore, for retail investors, the return on investment (ROI) from buying LULU IPO shares (keeping the IPO price at minimum 1.94) is only about 3.5% per year (0.068 / 1.94). This is only if LULU shares maintain the IPO prices after launch and not drop. Spinneys's shares didn't do so well after their IPO. Neither has ADNH Catering.

Is my calculations right ? Based on the numbers, investment in LULU IPO shares doesn't seem like a good investment.

I often see insta videos of some influencers who tell the story on how they moved from the UK, us, Australia and Europe and how they found they sweet heaven in Dubai and they will never move back home and blah blah. Best Area to Stay in Dubai for First-Time Visitors?

Which area should I stay in while visiting Dubai? I'll be there for 9 days, and it's my first time! I want to explore all the popular tourist destinations in Dubai and also plan to visit Abu Dhabi. I’ll be renting a car, so transportation won’t be an issue.

Someone suggested I stay in Dubai Marina, but since I plan to visit various parts of the city, I’m not sure if staying in the Marina area for the entire trip makes the most sense. Any advice on the best location to stay for easy access to all the main attractions? I’d appreciate any insights!
