I’m graduating early this semester and looking to sublease my private room and bathroom in a 2b/2ba apartment at Polo Club Athens for Spring 2025. The rent is $925 per month. I've lived here for over a year, and it’s been a solid choice—with great amenities like a pool, tennis court, and gym area, plus a shuttle to campus. You’ll be sharing with one other UGA student, and the room is available starting in January. Message me for more details or to make an offer!
Hello! I’m looking for a student interested in taking over my lease for the Spring 2025 semester (as soon as December if needed) at The Redland. It’s by the research labs off East Campus and there is an ACC bus stop right outside that takes you to campus. The rent is $510 per month and utilities are about $60-50 per month (you only pay for electricity.) I signed with the rates from 3 years ago so the value for the money is very good. Please message me if you’re interested or have any questions!
Sharing this here as well!
Any leads or tips on how to secure a studio or one bedroom that isn’t almost 2k? I’m looking now, and I just don’t know if right now is too early, but the options seem limited.
I don’t have pets, and even though I’d prefer central AC, I’m fine with window units! Any advice is helpful.
Hey yall ! I have a pretty spacious 1 br apartment on north avenue at the archer. I’m looking to sublease from April 2025 to the end of the lease term which is July 2025, if you wish to stay longer renewing is very simple . 3 minutes from downtown , 5 minutes from campus. On a bus route as well. Free parking, pet friendly. Laundry room right next to my building. Very quiet and lowkey community. Also has a nice pool other typical amenities. Rent is only $850/ month. PM with any questions or if you’d like to come see it yourself !
I am starting to be on the lookout for a rental home to become available in the summer of 2025. I am a work from home professional with a steady job and currently no pets (That might change depending where I move).
I have lived in the same apartment in the Pulaski Heights area for more than 3 years and I need more space.
I am looking for a 3 bedroom house in the same area (including Normaltown, Boulevard, Newtown, Cobbham, etc.) I am open to other areas, if not too far away.
I am a middle-aged man (not a student) so I prefer decent amenities (dishwasher, w/d or connections, central heat/air) and I want a home I can stay in for a number of years.
If you have a rental becoming available next summer and I sound like a good match, please message me.
I am trying to find a good place to rent. I am PhD student in engineering at UGA. My lab would be on riverbend road. These two apartments are pretty close to my lab.
Please help me choose the best one, or suggest better ones.
I am even open for a lease takeover
Thanks

I have a lease offer at 421 West apartments on W Hancock Ave...any experiences? It's close to campus and modest, just haven't heard much about the complex. It's managed by Athens Real Estate Group.

Hi! I need someone to sublease my apartment from January 2025 to July 2025 as I will be transferring schools. It is one of the Lodge of Athens’ 2 x 2 A – Classic+ (944 sq ft) units located at 211 North Avenue. The Lodge features a shuttle to and from UGA’s campus, but the apartment is about a 20 minute walk depending on your pace. This means it is also a walkable distance from many of the restaurants and bars of downtown Athens. Additionally, there is 24-hour gym access, a pool, a volleyball court, basketball court, a dog park (pet-friendly), a full kitchen, a screened in porch, a personal bathroom, washer and dryer, living area (fully furnished with bedroom), and many promotional days where free food or discounts are given. The entire complex was recently renovated, so the pool, clubhouse, and the premium apartments contain upgraded features. Overall, the Lodge is a very safe gated community with 24-hour police surveillance. The original rent is $919, but I’m willing to offer $33 off per month ($886) since you will be responsible for utilities (trash is paid for) and amenities. I currently have a male roommate, but he is often in his room and never makes noise since he is always studying. Please DM me if interested!

Hello! My girlfriend and I would like to offer our 2 BR second-floor apartment at the newly-built Mill District, off of Barber Street & Tracy St (behind Buvez), for sublease and takeover.
That is to say: our lease runs out at the end of July 2025, and you would be subleasing until then. If you would like to stay, you would begin your own lease thereafter. Note: We cannot guarantee that this option would be available to you, as College Town Properties have already collected their renewal commitments this past September. If you would like to sublease this unit, we encourage you to do that ASAP and to lock down a renewal with College Town before they market the apartment to others for the 2025-26 academic year.
We are pretty flexible about when to begin the sublease; I suppose our preferred answer is ASAP, but we understand that most interest tends to fall on semester boundaries. However, if you have a need to move fast, we could start as early as November. While there is a not-insubstantial subleasing fee ($250 at last check), we will pay it! You will, of course, need to qualify with College Town Properties independently in every other respect, pay any fees (e.g. pet deposits, security deposits) and the rest of it.
The Mill District is both walking distance to downtown, UGA, Normaltown nightlife, the hospital, the Dudley Park and the Firefly, etc. Vitally, it's also new construction, which is a rare find in the Normaltown/New Town area. That means the place has been blissfully problem-free, and will continue to be for some time. No pests, no rot, no mold, everything works (as far as we know!); that's not the typical housing situation in this part of town, and it's a godsend for busy people who just want low-maintenance, low-stress convenience, not to deal with house problems. There is also ample on-site parking, solving another perennial challenge of living on the more settled streets of this area.
By far our favourite thing about this place has been the large, tall picture windows, and the amount of natural light the place admits. It lends a cheerful, optimistic mood to every day, gives one a sunny perch from which to observe the lively goings-on at the kiosks outside, but without blinding sunlight or excessive heat.
It's quite conveniently located, whether you're a Townie or in school, and is a nice, central location from which to conduct one's life in either direction of Prince. It is, of course, especially convenient for students; the logic of the layout lends itself well to splitting the two bedrooms, each having their own full bathroom, and a long hallway to separate them. A nice bonus are the small kiosk businesses located in the middle of the estate, including Sunroof Coffee and Dawg Day Frosé, among others. You're also a ~1-minute walk from Hidden Gem and Nighthawks, two of the best new additions to Athens nightlife; Nighthawks is actually part of the estate, and Hidden Gem is just across a lot.
Another benefit of subleasing from us is that our locked-in rental rate of $2,010/mo will apply to you. Because of their attractive location, 2 BR units for fresh move-ins for 2025 are on offer at $2,700/mo at the time of this writing.
I've included a selection of our own photos, but will direct you to the Zillow listing by College Town Properties as well:

Please feel free to DM me with any questions, and we'd be happy to organise a showing likewise.

3 Beds 3 Baths - Townhouse
Hi! I am subleasing my room from the start of January- July 2025 at Woodlands, Athens! Rent is $700 a month with utilities averaging around $80 per month. You can also definitely move in mid/end of December or stop leasing in May. We have the place furnished and I’m planning on releasing in August so I can leave the furniture in my room or take it all out! We’re also a 7-10 minute drive to main campus, right next to Publix, Kroger, and many other convenience stores as well as restaurants. We are also located right next to the Athens transit line. The bedroom includes a private bathroom and a large closet, making it a comfortable and convenient place to stay. The house is fully furnished with a spacious living area, a well-equipped kitchen, in-unit laundry, and high-speed Wi-Fi. I have 2 roommates, both of whom are 3rd year students who are very friendly and clean! The Woodlands is a gated community with resort-style amenities like a pool, gym, clubhouse, tennis courts, and more. Looking for a girl as I have girl roommates!
Hi there! My wife and I will be moving to Athens, and we're looking at Paragon apartments. We're intending to tour the apartments in the next couple days. I'm wondering if anyone has had any experience with Paragon, and whether you'd recommend living there. Thanks!

My wife and I found out this past weekend that her mom was diagnosed with colon cancer and we are trying to move closer to her during this time. Unfortunately we are unable to break our lease or sublet. We live at Classic City Flats in Athens. It’s a 2 bed/2 bath. We love it but unfortunately this was an unforeseen circumstance. We will be willing to pay half the rent for the first two months . If you have any questions please reach out to me on this post or message me.
They have a gym, pool, game room, outdoor grilling areas, firepit.
Rent is $1819 a month.
Water is around $20. Water is with the apartment.
Power is around $100. Power is with Jackson EMC
Internet is through spectrum.
Any help or advice would be greatly appreciated. Thank in advance.

Has anyone had a good experience with the townhomes at archer?
Hi everyone!
I am in search of a 1 bed in Athens (THAT ALLOWS PETS), and need some help. Do y'all have any recommendations that aren't insanely expensive (1500+) or disgusting to live in?
I've been looking at some college town properties, but those are all pretty gross IMO. Additionally, every other apartment complex I look at is either crazy expensive (without even covering utilities) or is infested with some sort of mold/bug problem. I'm getting frustrated :(
I am not particular about location, but would like to be somewhere relatively safe. Also, my partner has a dog, so I need it to be pet friendly (she is an ESA if that makes a difference).
Thanks so much!
