Property Tax Question

Had a question on property taxes. I understand that they become delinquent on the 1st installment after Oct 1 and delinquent on the 2nd installment on Apr 1–what happens if I hold off to pay the entirety of it until the second installment? What is the penalty? Is there a grace period?

First time living in a state that has property taxes so don’t really know the ins and outs of the rules. Thanks.

Recommendation Needed

I’m looking to have a 1979 mobile home removed from my property in Jefferson County. The mobile home is in bad condition, prefer to have it hauled away but realistically it will need to be torn down onsite. Does anyone have any recommendations? I live in Maryland so it’s been a bit of a struggle to get this coordinated.

How do transplants feel about our growing pains?

WV panhandle is seeing lots of growth and experiencing the pains that come with it, not to mention local/state corruption.

The bulk of transplants are from VA/MD, hence why I’m posting here. To preface, I don’t blame people moving to find a safe, “more affordable” home in beautiful WV for their family. Everyone is able move whenever and we shouldn’t be NIMBY and say “we’re full,” which is what many frustrated locals say. (As they drive out of state for work like everyone else)

That said, I’m curious of what new residents think after getting their house, settling down, and seeing the reality of things and the problems we face. The area is growing unsustainably and rapidly with housing, but infrastructure/services/medical/education can’t keep pace. Plus, new dev is geared towards higher income transplants from adjacent areas, not locals. And think about infrastructure…most commute out of WV down windy roads over river/mountains and if one car has an accident, the region is crippled. (340, 9, 115)

What are peoples’ thoughts after moving + experiencing the lack of amenities they left behind such as better schools, parks, roads, sidewalks, entertainment/dining, better politics (IMO), etc. VA and MD had similar growing pains in the past, but I feel the difference is those states had more robust economies and the capacity to improve amenities with residential growth and have higher paying jobs. It’s the same reason why so many teachers/LEO/public employees work in WV for a few years and then cross state line for higher salaries (understandably so.)

If’s interesting because although people move from adjacent states, many seem to “reject” the idea of WV and basically buy a house but don’t change their ID/car plates for years, do their social stuff out of state, and don’t claim WV or get involved in a community. Being a bedroom with most jobs far away, this makes sense and is the reality of our local (lack) of job market.

I believe our state is on the upswing and can be an even better place to live, but we’ve got a lot of work to do and things to address. What are y’all’s thoughts on all this growth? Any regrets or things you miss?

And how do we shape WV going forward?

Best spot for engagement pics

My fiancee and I are looking for the best spot for engagement pictures. Our photographer recommended poor house farm which is fine but I only remember it as a kid playing football there. Any suggestions are welcomed that aren’t going to be super busy on a weekend!

Lawn Maintenance Standards

My neighbors are up in arms regarding how tall some individuals in the subdivision let their lawn grow.

I could care less, considering I have a small section of lawn myself that would be considered tall. However, I was wondering if there are any requirements that specify lawn height/care statues in Berkeley County, specifically Gerrardstown that could be enforceable.

I looked on Berkeley County’s website, but was unable to find anything specific.

Thank you in advance!

Apple Harvest Road Closure (off of I81)

Anyone going near Foxcroft this weekend or planning on hitting I-81 via Apple Harvest Drive be aware that the road is closed at the railroad crossing until Monday late afternoon. Right now it's rush hour and Mall Drive and Winchester Ave are bumper to bumper and moving VERY slowly. You may want to consider taking the official detour during heavy traffic periods depending on which direction you're going. It just took me 20 mins to go from around the Dairy Queen to Wal-Mart and I talked to someone else that said it took them 30-40 mins to get there from Lowe's.

Night life?

I live in Charles Town for about a year and a half now. Everything seems to close super early and as a night shift employee this is devastating I need some night life things to do on the weekends. It’s been a real struggle to meet locals and try and make friends out here.

Looking for electrician in Hampshire co.

Hello, I live in Spring Mills but I have some property just inside of Hampshire County, between Great Cacapon and Paw Paw. I would like to put electric up there. The power line runs right through it, so it wouldn't be much work, mostly the electric companies job. Anyone know of an electrician for Hampshire county I could work with on this?

Trailer parks

I’m looking at buying a mobile home here in Berkeley county or possibly Jefferson. I don’t want to hear about how I need to buy a real house or how trailers depreciate etc. I can’t find a real home in my pre approval range so it’s time for plan B. Which trailer parks are good and which ones have slum lords? I know lot rent is crazy these days but eventually I’ll own the trailer outright once the loan is paid. I want to get my kids out of this apartment by the end of the year.

Right now I’m looking at Cambridge in Charles Town or Rocky Glen in spring mills.

Thrift / Consignment / Flea Markets

Hi y'all.

Any recommendations for second hand, or thrift shops in the area? Flea markets would be cool too! Thanks so much. Worming my way around Harpers Ferry, up to Martinsburg and around. Back down to Virgina after. Any insight would be deeply appreciated.

Thanks so much!

Cheers.

Recently I was told that the clubhouse at The Woods Resort burned to the ground due to a grease fire. Can’t find any information on it online. Can anyone confirm this?

any other outdoorsy people in the area? wanna be friends?

I'm looking for friends in the area!

or if you don't wanna be friends, maybe you have land you would be willing to let me hunt?

I'm 29 and have been hunting for five years. I am a self-taught hunter and the only hunter in my family and I don't have any hunting friends!

I'm interested in fishing, too! anything outdoors really.

Best recommendation for interior car detailing? Car got severely rained in 🌧️

I’m very grateful for the torrential rain, we desperately needed it!

…but unfortunately, I left all my windows down last night.

I haven’t had any luck finding places that would help remove some of the water from my car.

Most places seem to focus on the exterior, and interior services are just a quick vacuum - not the more intense interior detailing service I’m looking for.

I’ve gotten as much as I can with towels and such… but it’s still not looking good. I do not want a Mildew Forever Vehicle.

The car just needs some kind of professional shop vac, and some huge fans (or whatever they do?), plus, the interior needed a good detailing anyway.

I’d be very grateful for your recommendations. 💕
