What is reasonable rent for about 1500 sq ft?
Border of Koreatown away from all the businesses, but not quite Hancock Park. A townhouse with an attached 2 car garage, bonus room. Washer/dryer, fridge, dishwasher included. Built in early 2000s with newer updates to kitchen and bathrooms.

This is a 2BR/2BA apartment in Valley Village. Other two roommates (two brothers in their 20s) share the larger room and bathroom. They are very clean, friendly, and mostly keep to themselves. The smaller room will be open and unfurnished. There is one cat and chihuahua living in the apartment, both super friendly to strangers. There is in-unit laundry and two tandem parking spots.
The apartment complex (Ashton Sherman Village) has a gym, pool, and common area.
We are early into a 12 month lease (8/27/24 - 8/26/25). I wasn't planning to move out so early but a personal emergency came up. I am hoping to transfer the lease to somebody ASAP who is planning to carry it to the end (or at least for a significant portion).

About the place: As the headline says, I want to rent a bedroom in Sherman Oaks, south of the boulevard. It is located on Dickens between Noble and Kester. Washer and dryer in unit, secure parking. Small gym on ground level. The unit is approximately 1400 sq ft and has a private rooftop, which is also about the same size directly over the unit.
I am 37 years old, born and raised in LA. I work in IT and am generally pretty quiet when at home. I do like to host for holidays, but generally keep things fairly low-key.
I am looking for someone who is a working professional, responsible, and clean. Beyond that, I am pretty flexible.

My partner and I are looking for a 1 or two bedroom spot but the caveat is that we absolutely need a detached garage because we do a lot of construction/design projects for my job. Hi, I'm hoping to find a single person (no dogs, cats okay) to rent my apartment. It's a cute space that's very quiet, but close to everything. Between Sunset blvd and Hollywood blvd, near Runyon Canyon. The second bedroom is an office, with fast wifi. Apple TV with Netflix/HBO. It's surrounded by trees as it's the top of a house. The neighbors are all friendly and there is street parking with parking pass, and there's always a spot.
Does anybody have any tips on how to search for guesthouses? How to find them as well as what sites I would possibly be able to search them on?

Can't do a shared/co-op. Looking to keep rent under $1800 but I can go up to $2000 if needed. I don't need a ton of space, but I need a full size fridge and an oven, no "bachelor" apartments with a mini fridge. I know it's gonna be a hard search but figured I'd put this out there. I'm paying $1300 for 170 sq feet right now in a bad neighborhood and I want OUT 😭 lol.
EDIT: Forgot to mention, I don't drive so no parking isn't a problem, but walkable/safer neighborhoods are a huge plus!

Hello I transferred schools and I’m looking for somebody to take over my lease. It’s a very nice apartment in my opinion, in an AMAZING location. Literally the best area ever, extremely walkable, close to sm blvd and sawtelle blvd. Rent is 1200$, after utilities around 1260$. Roomates are male students and keep to themselves, but friendly ! It's always a good idea to use a MIMO form (Move In / Move Out) when renting. It's a checklist of a visual inspection made on the unit at the time you move in that you and your landlord sign off on and verifies condition of varying aspects of the unit. You'll use it again when you move out to verify condition and hopefully everyone agrees.

Had to move out of my old house because landlord issues with repairs and mold and other landlord abuse, my mother passing away and moving in with my GF. Just trying to find any new place close enough to work to not be a hassle.
My partner and I (+ our cat) are in a dangerous living situation with our current housemate and trying to move out ASAP. Does anyone know of anything available? Ideally until August but a shorter term situation is also doable, we're just trying to get out of our current living situation. Location doesn't matter either, but ideally anything north of hollywood and west of studio city as we both work in the SFV.
The issue is that we are both limited income - I am a grad student on a graduate stipend and I'm also an adjunct instructor at a university. My partner is a fellow at Americorps, so we can't afford much more than 2k and below right now...which is obviously super difficult. I just thought I would post here just in case anyone knows of any opportunities

Saw something we liked that’s owned through Golden Bee management group. My partner is very put off by the reviews online, does anyone have personal experience to add? IMO any management group sucks but maybe this one is particularly bad.
I’m subletting my apartment and thought the least I must ask to a subtenant is their ID (copy of driver’s license or passport).
Of course, I’m sending my ID and the original lease to them.
Is it too much?
I have a low credit score (615) and don’t make 3x income to qualify for apartments.
I’ve looked at third party online guarantors (Rhino, the guarantors, etc.) and can’t find a list of where they are accepted at.
Does anyone know the process of using one of these companies to qualify for an apartment?
