Most haunted places in Chula Vista?

Hey!

We are Raven and the Dark Shadows, a rock band out of Miami Beach, Florida.

We are coming touring North America and Europe in July for a small tour that culminates in the first musical performance at the Catacombs since 1897 as part of the 2024 Paris Olympic Opening Ceremonies.

Leading up to our historic performance, we are looking to have concerts in unique, out of the box spaces. Something like a barn, former church, dungeon, castle, ruin, field, or classic dive bar would work wonderfully. We will be filming both music video and documentary footage in these places.

Since Reddit has always been a great forum for us to find places we are wondering if you guys had any suggested small venues that could work for a small performance. We also were wondering if anyone here would like to help out and be extras in the film (we have extra masks). If interested in being an extra, please send a PM.

Smell and Food Intake Study @ San Diego State University

RESEARCH PARTICIPANTS WANTED FOR A SMELL AND FOOD INTAKE STUDY!!! This study will investigate how smelling specific food smells for a short period of time affects how food is consumed and how body weight fluctuates. Participation of this study will include one visit to the research facility to further determine your eligibility, 14 days of an assigned smell task which you will perform at home, and 3 days of food record before and after your study.

Help Finding a Vendor??

I know it’s totally a long shot, but I visited a friend in Chula Vista in July of 2021. While I was there, I bought my partner a necklace from a vendor selling jewelry at the Hillcrest Farmers Market. This picture is the best I could find (and a little blurry, sorry), but it’s a piece of shell that’s natural on the outside and iridescent with some geometric etchings on the inside.

It’s my partner’s birthday coming up, and he recently lost the necklace. I would LOVE to find the vendor who sold me the original, but I have NO idea how to track them down. Any potential leads (or if you know where to find something similar), I would greatly appreciate it!

Specifically, I'm looking for a property manager communicates well and uses local businesses for repairs/maintenance, rather than hiring plumbers/carpenters from North of the 8 that aren't familiar with the area.

Urgent: Foster Still Needed for Teddy the Golden Doodle

We’ve been fostering Teddy since January and we can no longer take care of him. He was part of an effort that saved a bunch of golden doodles from a hoarding situation in AZ.

Just fyi, the final decision will not be made by us. The rescue we are fostering for has not been able to find him a new place so we are trying to get them some candidates to help.

Please let me know if this is something you or someone you know would be interested in and I can direct you to the rescue.

High schools near Chula

Hi I was hoping to get ANY feedback on a couple of high schools right outside of Chula. I'm thinking of sending my son to SDSCPA (art school) or maybe Helix Charter. My older kids graduated with one from Bonita Vista and the other from Otay Ranch. We're not from SD so I have no personal experience and I don't know anyone who has.

CALHFA Dream For All - Up to $150,000 in downpayment/closing cost assistance for first time homebuyers

I posted this on facebook last week and so many people reached out with questions about the program that I quickly realized that it is not well known.

This CALHFA (California Housing Finance Agency) program is NOT for everyone but if you fit the box and win the assistance it can be a GREAT opportunity! Let me break it down for you and help answer any questions you may have.

  • What is CALHFA Dream For All Program?
    • Under this program, CALHFA will contribute up to 20% for down payment or closing costs, capped at $150,000. This assistance doesn't need immediate repayment but is returned – without interest – upon selling or refinancing the home. However, be ready to repay 20% of any appreciation on your home's value, this is a Shared Appreciation Loan
  • Eligibility
  1. ALL applicants must be First-Time Homebuyers - this means that they have not owned a home they lived in, in the last 3 years. 
  2. At least ONE of the applicants needs to be a First-Generation Homebuyer - this means that they have not owned a home in the USA in the last 7 years AND, to the best of their knowledge, their parents do not currently own a home in the USA or didn’t own a home at the time of their death. If the applicant were ever in foster care - they would be considered a First-Generation Homebuyer. CALHFA does audit for this so it’s VERY important to be truthful.
  3. Be either a citizen or other national of the US, or a eligible non-citizen borrower
  4. At least ONE of the applicants must be a current California resident
  5. IF you do not qualify we can always look at other CALHFA down payment assistance programs that might work for you.
  • Income Limits
    • The applicant(s) income cannot exceed the CALHFA county income limits which are quite generous. In Chula Vista, San Diego County, the annual income limit is $185,000
      • IF the borrower's income is less than or equal to 80% of the Area Median Income (we can go over this if it applies) they only have to give back 15% of the shared appreciation
    • Borrower can contribute up to 5% of their own funds on top of the assistance - this is not necessary
  • Shared Appreciation
    • Example: Let's say you purchase a home for 700,000 and at the time of repayment the property is valued at 900,000
      • CALHFA will want what you originally borrowed for a downpayment/closing costs without interest
      • CALHFA will want 20% of the shared appreciation. In this case, 200k of the shared appreciation gets split - you keep 160,000 and 40,000 goes to CALHFA
    • This money goes right back into the CALHFA funding pool to help the next round of first time homebuyers. Other loan events may trigger the shared appreciation loan to be due - we will go over all of this later
  • Important things to note
    • This is not "first come first served" - this will be a lottery format
      • In order to enter the raffle, the applicants must get pre-approved by a CALHFA Approved Lender, get a registration voucher from the lender, register through the CALHFA portal, get their CALHFA Dream - First Time Home Buyer Certificate and complete the submission
    • The registration window is open from April 3rd - April 29th (5pm)
  • NEXT STEPS:
    • APPLY ASAP. It is my job to make this process as educational and seamless as possible. I am a CALHFA Approved Senior Loan Officer with over 15 years of experience in the lending industry. My team is also trilingual in English/Spanish/Portuguese. There’s a lot we can knock out prior to submitting your voucher - For example:
      • Watch the required educational course, gathering documents, making sure this program works for you, checking credit etc.

What's the Gym like on Third Avenue?

I've seen this gym ever since it replaced 24 hour. Lots of people go there. It seems a bit Millennial. I went to their website and they have similar prices to other gyms, plus I think they're open 24/7 which is ideal for me.
