I'm 19, I go to college in Sac, and am looking to move out in December/January, but I know my chances are pretty low because I've looked at countless apartments and pretty much everywhere requires income that's 2-3 times the rent amount, paystubs from past months and/or a positive credit history, all of which I don't have right now. I'm in a very controlling household, hence the wanting to move out, and because of my home situation I literally cannot get a job or a credit card. I don't even have my license or a car, I have my permit though so there's that and that was such a hassle to get, it took probably almost two years šš Without getting into detail, I genuinely just cannot do any of those things while I'm in my current home situation.
I know my chances are really low and my boyfriend has offered to let me stay with him and his family if it comes down to me not having anywhere else to go, which I appreciate very much but that is my last resort option because I don't wanna cause problems or be a burden to them. If I can somehow manage to find a place that will take me despite my lack of pretty much everything, it will be 100x easier for me to start working to find a job, get my credit card, license, and car because I won't be so crazy restricted anymore.
I have over $13,000 saved and am expecting at least another $7,000 this year, but from what I've heard from talking to people and apartment managements is that they can't/don't take savings, they need paystubs or proof of income. One apartment manager I talked to said I could have a million in cash but if I don't have an income, they can't rent out to me. I can't get a job right now but I have been looking and will start submitting applications next month so I can hopefully have one ready to go if I move out in December/January.
So basically, is there anywhere that would take me despite not having anything at all other than savings š if I explained my situation would that help? I'm desperate at this point and will appreciate any suggestions, thank you so so much in advance

My gf and I are looking for one roommate (no couples) to live with us and our kitty in our 2 bedroom/1 bath duplex conveniently located in midtown (close to the Co-op and Temple Coffee on S street, a light rail station, and all major freeways). š Rent is $900/month (includes internet) plus utilities which range from $80-160/mo total for the whole household (SMUD only) and will be split evenly amongst all 3 of us. The room is approx. 10x10ft. (unfurnished) and the apt has central air and heat. The rest of the apartment is fully furnished. The washer/dryer is accessible from outside on the bottom level. The fireplace is functional and youāre definitely welcome to use! You will have a guaranteed parking spot in a gated space right outside. Thereās also a cute little patio upstairs and small garden area available for use downstairs.

No additional pets please as our kitty unfortunately does not get along with other animals (but does love cuddling with anyone who has a cozy blanket). You must be willing to share previous landlord references for past 5 years and must be willing to share proof of income for the past year. No smoking inside or outside at any time.

Does anyone know of a company or program (and/or had success with one) that acts as a co-signer for renting? My credits not the greatest because it hasnāt been used a lot and I have student loans.
I make to much money for any government programs or housing vouchers via my joint income taxes with my husband (we are getting a divorce, it is not finalized). I would also exceed them because somehow I make too much money on my own, as well. (Those programs are a joke in my opinion)
Roommates are not an option because of my child.
If a family member co-signs they have to make 6-8 times the rent; so thatās also not doable. I donāt come from money.
I canāt move cities or neighborhoods because of custody and schooling.
Iām starting to feel defeated.
My lease in my current room is up at the start of the year and Iām looking to get my own place. Ideally Iād like to be close to the 50, or Folsom in general as I work in office M-F in Folsom.
I donāt have any pets, and Iāll be honest my credit is destroyed due to some domestic decisions in my early adulthood.
My budget is about 1000-1300 a month ideally but havenāt had much luck.

Hello, I am in need of a rental by January 6th for a family of 5, 2 adults and 3 kids. Our current landlord just gave us 90 days notice. We are on multiple waitlists with SHRA and have been for years and no one can tell us if we are anywhere close to the top of any of the lists. We are currently on a fixed income of only $1100 a month and do not have good credit. My friend is looking for either a 1 bedroom or studio apartment near-ish CSUS (CSUS is in the Sacramento area). The apartment doesnāt need to be that close to CSUS, just a reasonable driving distance away haha (not more than 30 minutes ya know). The apartment has an in-unit washer and dryer, dishwasher, central heating and air, and private backyard area. There is free street parking in front of the building and the landlord is proactive about maintaining the property. Rent is $1,188/month before utilities (gas, electric, internet) with a $1,138 security deposit. Pets are not allowed.

I am looking for someone to take over my lease asap. The lease renews in August 2025.
The house is 3 beds/3 bath approximately 2,100 sqft and rents at $2600. Property has solar, so the energy bill is low. Pets are negotiable (I have a dog on my lease). The house is located in Woodland within the Spring-Lake community. It is a quiet neighborhood with a park nearby.
It is managed through a property management company so you will have to pay a $50 application fee per person over 18 and make 3x the rent. They have other requirements (regarding credit, tental history, etc) listed in the application which I can send to any interested parties.
Since it's a lease takeover I am looking for someone who can reimburse my $3700 security deposit since the property management will apply my initial security deposit to whoever takes the lease.

So The Crossings has been scamming EVERY tenant right now. There was a concession of $1200 off rent for September and now they're saying they will not be giving us it. They also said that I moved out which that is not true at all. Can I take legal action?
