I recently took over the place of a moving out roommate on a joint and several lease in quite a nice part of Dublin and I'll be paying 900 a month, (1/3rd of the overall 2700 a month rent) for a nice double room.

Technically it's joint and several, meaning that we are all technically liable if one doesn't pay. I met the other two roommates and felt happy enough that they were trustworthy and seemed to be working in decent jobs.

Is this a normal situation in the current Dublin market, and is this a risky thing for me to have signed up for?

Hoping to get a bit of advice if anyone has ever rented a room in their home before with a baby.

Myself and my partner bought our home during the summer and it's a 3 bed 3 bath. We planned to rent out a room to help with mortgage and also because my partner rented relatively cheaply for years and appreciated that his landlord didn't extort him with rent prices and if we have the chance, would like to do the same for someone else. The room we'd like to rent is on the ground floor and the other 2 bedrooms are upstairs. It's also a 4 minute walk to Crumlin children's hospital and 25 minutes to town on public transport. Its 20 years old and were in the process of redecorating and putting in new floors /furniture ect.

Around the time we drew down, we also found out we were expecting, due in January.

We'd like to still explore the option to rent and were hoping for advice with the below as the baby might put an end to this being possible:

1. If you've rented a room with kids (either as 'landlord' or tenant) were there any issues or challenges you experienced?

2. Would the prospect of renting a room with a baby in the house put you off entirely?

3. What is a fair rent for a large double room given the fact you'd need to deal with unpredictable nature of a kid? We have no experience in setting rent prices so all advice is appreciated. All double rooms we've seen advertised were starting at like 750/800 so we were thinking maybe 450/500? But again no basis for this at all so open to advice.

I’m subletting a room in the house I’m renting for 6months. Found a person who seems lovely and wants to rent.

When I mentioned a deposit they said because it was a sublet they thought there wouldn’t be a need for a sublet as there will be no contractual agreement.

What should I do? I really think I should get a deposit but I’d really like to get this person. Could I offer just print out an agreement and sign it even though it’s not a legal document as such just to ease their mind?

What are people’s opinions of Donaghmede specifically millbrook avenue and surrounding areas?

There seems to be good value to be found when it comes to housing compared to traditional more well to do areas like Raheny and the more settled areas surrounding it.

Looking at Donaghmede as a whole where would the Millbrook area rank compared to the rest and is it somewhere you would raise a family and feel comfortable with your partner walking around at night etc.

Just from travelling through the area there does seem to be some tell tale signs of anti social behaviour so very unsure what to think.

Donaghmede seems to be full of wide open grass spaces and in other parts of Dublin these are a magnet for anti social behaviour and bonfires etc.

Fairly conflicted as I’m getting mixed messages from anyone I speak with. Overall consensus is that it would have been considered a rough area but has settled over time but hard to know how true that is?

Looking to rent a 1 bedroom apartment in Dublin for my husband and I. Looking at a 2k per month rent max. Only I have a job secured for now. My husband is trying to look for a job but it’s taking him a while to secure one. We are currently living in an Asian country and will be moving there very soon. Will we be able to survive off of my 55k yearly income while he looks for a job? We don’t have any kids and pets. Not planning to have any soon.

I'm thinking about signing up with one of those services who search and apply for apartments on your behalf and am wondering if anyone here has experience with such services?

Are they generally able to secure better properties and how much would be a fair price to pay for something like this?

My rental budget is ideal around €1600pm so I'm hoping this will not only save a lot of time but help me get something more homely for that price range than what seeing on daft etc.

Got an apartment in Buckingham Street is the area OK now a days?

Hi all! As part of my Master's degree I will be studying at UCD for around four months (end of January - end of May). Currently I am looking for accommodation during this time for me and some classmates (female), or just a room for myself. I know the housing situation is crazy in Dublin right now, but we are looking for something for around 850€ per person a month. I live in a large managed block and the management agency just changed. I used to make a bank transfer every month but the new agency sent out information saying next month’s rent must be paid through the app and no bank details have been made available.

I have don’t some research on what to do when the lease is contested as I had my lease terminated due to landlord selling earlier this year and the recommendation is usually to keep paying rent in cases of illegal eviction.

I’m concerned if I pay through an app the landlord can stop me paying rent if there was ever a disagreement.

I couldn’t find anything online but are there any rules around how rent is payed? Can I request to pay by bank transfer to the new agency?

I’m currently looking to rent an apartment and came across a listing on Daft.ie that has been up for quite a while with over 11,000 views. The landlord is asking for the following documents:

ID PPS number Work reference letter Three months’ payslips Work contract

I understand that providing ID, PPS number, a work reference letter, and payslips is standard practice, but asking for a work contract seems excessive to me. Given how long the listing has been up and the high number of views, I’m starting to worry that this might be a scam aimed at stealing my deposit or identity.

Has anyone else experienced this? Is it normal for landlords to ask for a work contract in addition to the other documents? Any advice or similar experiences would be greatly appreciated!

Just wanted to be sure before I send over all this sensitive information to him. He did provide his ppsn in the draft digital lease agreement he sent via daft and his bank IBAN (although it is a German one)

Warning - I secured a short term letting for an apartment in Dublin through Madison Lux Real Estate -- https://madisonrealestatelux.com/our-listings/ . After collecting a security deposit of over 2000 Euros through a bank IBAN wire transfer (which my bank has confirmed was received), they cancelled the lease on the day I was supposed to move into the apartment. The same day, their website went totally dark and there was no communication from the company, other than to let me know that the lease had been cancelled because funds hadn't been received - although I showed them proof that my bank had confirmed the wire transfer. They have since refused to refund the deposit. Stay away from this shady business - in my experience, this appears to be a clear scam aimed at tourists and others seeking short term lease agreements.

My Landlord sold the place after I spent 6 years there. It was a great spot but I did want a change of scenery. I'm taking this month and most of October as a holiday down the country and plan to return to Dublin around then.

Is there anywhere like Niche Living (but not Niche), essentially co-living, that I could rent for two months to get I to the new year and start house hunting properly?

I see a lot of problems reported here and in other places but I have a friend renting out a room in Castleknock for 800 euro but has had no-one for weeks other than the occasional time waster.

Is what is being reported in the media and beyond a true representation of the rental market out there?

Hi, I'm new to renting and new to Ireland. I found an apartment, 2 bedroom, shared with the owner. I did a visit and I am sure it's not a scam (saw him, got his personal information, where he works, etc...) but the owner didn't talk about any sort of contract or agreement for the location of the room just to pay the deposit (to be sure I'm not going to go back at the last moment).

Should I ask for a written agreement ? Any advice/disclaimer ?

I think my issue is that I’m 54 (though don’t dress/behave/look/feel it) I ‘ve been in contact with virtually every letting agent in the city (between 200-300 emails in 9 weeks….not a single response!) I’ve replied to at least 150 ads for shares (had two responses…the first house, the contact actually looked at me as if he’d witnessed me implode into a thousand pieces, he SAID age wasn’t an issue…haven’t heard back since….one lady responded to say she’d be in contact before this weekend (it’s now Saturday) about a viewing of her share….) Ironically, I have a well-paid job, can actually afford these nonsensical rents, have landlord references for the last 4 years and can even show bank statements if needed…..I’ve even offered to pay TWO MONTHS RENT IN ADVANCE……still cannot get an agent, landlord or a group sharing to reply to my emails (and yea, if had people read them to make sure they sound/read ok!) So after more than 8 weeks in hostels and hotels, I’m at the point where I will have to give u my job and move abroad (I have lived abroad for most of my last 25 years or so)big I cannot find either 1. another to join forces with to rent a place, 2. a studio where the landlord will actually have the courtesy of sending even an automated response, 3. A landlord with a studio who might be interested in a stable tenant for at least 2 years who will actually look after the property and be responsible. My apartment lease ends the end of November. I don’t plan on renewing the lease and will move out.

Is it as simple as telling the landlords that I won’t be renewing the lease, or I do need to give a lot of notice? I have been renting in this accommodation for a year

I have recently paid a first months rent and security deposit along with some prospective housemates (there are 4 of us which includes a couple) on a 4 bedroom house.

Anyway we paid the first months rent and security deposit to the letting company and are just waiting to sign the lease. There are 4 bedrooms in the house and my partner and I will be sharing the largest room. We were under the impression that we could simply add the 5th person to the lease once we move in and get the 5th person.

The letting company have now told us that we cannot have a 5th person and they thought that me and my partner would be in separate rooms. Due to this we want to pull out as it is not affordable.

Does anyone know if we are entitled to our first month’s rent + security deposit back (we have not moved in and as of yet have not signed the lease). It’s over €6000 between the 4 of us so a lot of money for young public sector workers

Any advice is appreciated

Edit: I haven’t approached the letting company about this yet. I’m waiting until Monday to get legal advice and am just trying to familiarise myself.
