Hi all! I'm looking for a new subletter or potential lease takeover for my 2 bedroom 1 bathroom apartment unit on Upper West Side. This is very close to Columbia University and comes with an in-unit washer/dryer. The rent will be $2665.96. This unit is on the first floor of a 5 floor walkup.
I live in an apartment building with open stairs so sounds from the lobby can easily be heard on the 6th floor because of the echoes. There’s this dog on the third floor that barks from 9am-6pm straight every single weekday when the owners are working. It’s been going on for months. These people aren’t even allowed to have pets on their lease. I’ve contacted the landlord who says he can’t do much, even after mentioning that they’re not allowed to have pets. Ive been sending him videos for two weeks straight through email to which he never replies to. I have also contacted 311 and 911, nothing happened. Has anyone been through anything similar and knows what to do?
How much will they charge me for this? My security deposit is $1,000. I fucked up by pulling a 3M tape thingy that I used to hold my cables. TIA

I live in Brooklyn. The neighboring apartment complex’s refrigeration units have begun making this awful noise. It’s so loud I can hear it from two rooms over, in the hallway of my building. Is this legal? Who do contact if it’s not? Help!
Would it be a red flag if a broker has had an apartment listed on StreetEasy for over 22 days in Harlem and, when I contacted him, he only asked about my income and didn’t inquire about my credit? Should I be concerned?

I’m in a unique situation where, during the pandemic, I had a roommate who lost their job and couldn’t pay rent, which led us to move. As a result, there’s now a rent debt collection on my credit, which won’t drop off for another three years. Brokers have advised that I’ll likely need a guarantor because of this. However, I’m concerned that corporate guarantors may not work with applicants who have rent arrears. Do you have any suggestions on how I should approach this situation?
Hi all,
I've been approved for a new apt advertised as rent stabilized at $1,695 per month. But in the language of the actual lease it says "this apartment is not subject to rent regulation" right at the top, and on the last page under the heading "this apartment is not subject to rent stabilization."
I emailed the agent and asked for reassurance in writing that the unit is in fact rent stabilized and he told me the fact that the lease is an RSA lease (Rent Stabilization Association) and that the legal rent is listed as $1695 is proof enough that it is rent stabilized.
Am I missing something here? The info provided seems contradictory...Any help would be greatly appreciated!
So I have sent a text to my landlord at the beginning (october) of the month requesting a lease extension for another year, and I didn't get no response. Should I just keep paying month to month starting tomorrow or should I be worried.

the owner of the company has multiple people saying that they were threatened by the owner. The company fails to provide hot water for the tenants. They haven’t gave back multiple people their security deposit back. When people ask for their security deposit they then block them. If you write a bad review about them they send people from the company to knock on your door to harass you. DO NOT RENT FROM SETTLE LIVING
Hi all, due to family circumstances, we need to move out of state and are looking to assign the remainder of our lease through (and including) February 8, 2025. It is a 680 sqft one-bedroom / one-bath located at 7w21 (7 W 21st Street, New York, New York 10010).
Start date can be flexible beginning December 14 at the earliest. If lease is assigned effective no later than December 20, we will provide a cash subsidy to make your effective rent rate through the end of the existing lease $4,500 per month.
You may (but are not required to) renew the lease at a 2.75% increase on current rent of $6,895 (believe that would be $7,084.62 per month, but please confirm with landlord).
Tenant must meet leasing qualifications of landlord, including (i) an annual income of at least 40x rent (i.e., $275,800) or qualified guarantor and (ii) basic credit check.
Apartment will be left FURNISHED as-is. This would include a king-size bed/mattress, queen-size sofa bed/mattress, two area rugs, desk and two monitors, desk chair, bar chairs, TCL 65" QLED 4K Smart TV, TV stand, hangers, pots/pans, plates/glasses, blender, clothing steamer, etc., all less than one year old.

Obviously I know this does not meet the 40x requirement and would require a guarantor with 80x amount in the application process.
I have had friends and co-workers talk about they’ve managed to survive and afford an apartment that asks for a paycheck and half of their monthly income.
But how? Is it really feasible (if parents / guardians aren’t involved in helping out) Are you having to dip into your savings a little month after month?

I’m trying to find anything in a building (I’ve had terrible experiences with private home rentals) in Upper Manhattan past 145th St, The Bronx, even lower Westchester as long as it’s by MNR.
I’m willing to break lease at my current space due to the lack of proper maintenance in the building.
It’s for a single person making $42k yearly with excellent credit and can provide a guarantor.

Am I delusional for trying to find a 2 bedroom apartment in New York for 4000 or less? For context, moving jobs in my mid 20s and have a roommate. I’m coming from SF (another expensive city) so I understand the apartment struggle. But is it not possible to find something 3500-4000? If it is, any recommendations on where to look?
