Assuming everything goes well and the political career of the con-man ends on Tuesday, and also assuming results are known Tuesday night, will we be put celebrating? Where?

Pick up vans

I just need to pick up a second hand furniture from JC to Hoboken. Probably a 5 min drive. Any recommendations? Obviously I don't want to spend more than what I paid for the furniture (and that's why I'm not getting a u-haul). Thanks!

Incident at CSP — San Francisco perspective

Hi, I’m subscribed to this sub because I plan to move with my family to Hoboken from San Francisco.

That incident at CSP upset me very much because it reminded me how dangerous SF had become, and it went downhill with all our kindness to people who would never appreciate that.

I have volunteered for the homeless, working in soup kitchens and shelters. But when our mayor proposed to open a homeless shelter in a residential place (they cowardly called the shelter a navigation center), I knew it wouldn’t end well.

That was our neighborhood (Embarcadero). The land there is very expensive. They found a way to get this land and built a temporary (they said) shelter, but that led to permanent decay.

People tried to fight the opening but, of course, no luck. 

And what happened afterward? A lot of families left, and we left, too. I was attacked by one of these people; one of them brought guns under the bridge and held a woman as a hostage; we had constant fire alarms in our building, and they broke in and stole mail, etc., etc. 

You now see camping on the waterfront, and no one cares. The oldest grocery store was closed because of fights outside and theft. The neighborhood became very unsafe and unpleasant. Rent is cheaper now, so maybe that was the goal?

Another example: two blocks from the so-called navigation center, we had Delancey Street Foundation, an addiction treatment center. People actually work there, and we never had any problems with them. The whole neighborhood enjoyed the cafe they opened.

What am I trying to say? It won’t end well. I saw that, and it’s not just a San Francisco thing. Believe me, in SF, we don’t constantly live in filth and fear. We have beautiful places, and we care about them. And if people allowed themselves to destroy what they built, it would bring everything downhill.

Do the Energy Aggregation Program basic rate?

I've seen discussion on this topic but still not sure what the right thing to do is. Right now I'm paying ~14.26c per kwh in supply charge on my electric bill (I think I'm on the PSE&G Basic Generation Service but can't quite tell). I got this chart in the mail, https://njaggregation.us/hoboken/, and I opted in to the basic renewable rate at 11.86c, which seems much better than the 15.39c with PSE&G's Basic Generation Service.

Why would I not want that? Also have I been making a mistake by defaulting to the "Standard Offering" in the past? Honestly I've just taken those mailers and thrown them out before, I thought that meant I was automatically enrolled in the Standard Offering, but maybe not?

1 week parking?

I’m a resident of Hoboken but drivers license is still registered at my parents address. I live on 13th street and need to park the car for 5 days (Sunday night through Friday morning). Can apply for the resident parking because I don’t have the residential parking. I work long hours so I won’t be able to move the car often for street parking. Did some research in the history and nothing great came up. Any recommendations ?

Acme delivery not longer possible

Anyone usually order groceries on acme notice delivery to Hoboken is no longer supported?

Checked this morning and it says I can only get delivery from kings.

PSA - You can submit quality of life complaints on the Hoboken SDL portal.

With all of the recent posts this week, just a reminder that the SDL portal exists to submit complaints directly to Hoboken.

In 2022, the City launched the SDL Citizen platform, a mobile app and web-based tool for residents to conveniently report quality of life concerns, submit municipal requests, and file applications online.

Community members can create an account at www.hobokennj.gov/SDL or by clicking "Submit a Concern" below. Once an account is created, users can file a complaint based on the type, along with a brief description of relevant information.

Do people in this sub really think that Hoboken can magically fix homelessness on its own ?

So many people complaining about homeless. Just because is a small wealthy city doesn’t mean it’s immune to other problems in bordering neighborhoods and cities. Do you really think that any problems affecting Newark , NYC, JC and other cities within our urban area can’t spill into luxurious Hoboken ? . Specially when it comes to housing affordability. Only way you can even start to tackle some of these issues that go beyond city limits to share policies and being all on the same page about drug and treatments for those in need.

Point is , even if Hoboken makes good policy you will never have any cohesive results. City limits are not a magical wall that stops any of our society issues.

close the shelter near the CSP

I will say it: it's time to close the shelter near the CSP. I don't want a public park in my town to be cesspit for zombies, who are not even from Hoboken. I don't want homeless junkies assault random people. I am fed up with this bullshit. I don't see why we have to put up with any of this. This is our town and we should demand that those who are guests here respect our rules. If they don't, there are consequences.

In regards to the regular posts regarding crime/homelessness/violence/noise

As hoboken continues explosive population growth and gains more notoriety as a wealthy party town these are the consequences for being an extremely population dense urban area.

Homeless panhandlers are of course going to panhandle in a wealthier towns. It's awful that hoboken used to be known for being an extremely safe town but this has and will continue to increasingly not be the case. People that are not tied to the local area have little care for the area.

Pretty much all extremely population dense urban areas have an element of crime. Manhatten, Chicago, LA, etc. Considering the immense amount of units developed in recent years and currently in some stage of development these problems should only be expected to get worse.

And that's not even mentioning how hobokens only entertainment draws are bars and clubs.

Throughout my childhood, teens, and early adult years I can't remember really any type of crime that wasn't attributed to the bars and clubs. Now we pretty much every element of criminality there is, and honestly the stuff popping up gets increasingly more concerning. I have fond memories of church Square Park but now I avoid that park at all costs. The recent incident regarding the homeless man spitting and assaulting people is infuriating.

Just wanna say to everyone, it's saddening but please treat hoboken the same as everywhere. Keep your head on a swivel and if you lack strength and fighting capability get yourself some strong mase or a taser/stun gun.

The victim of yesterday’s attack is our nanny. She’s been with us for 3 years and is part of our family. The whole situation is horrifying and we’re exploring all avenues to fix this issue and support her in any way possible.

Consider this before voting.....

Approving it won’t allocate any public funds. Its main effect would be to allow landlords of below-market apartments to raise rents significantly.

If Vote Yes wins, landlords could:

1)    Claim that the current very low rent tenant moved out voluntarily (SPOILER ALERT – the rent control office is understaffed, and never verifies).

2)    Pay $2,500 into the city’s affordable housing trust fund. Nice try, but to truly be an affordable housing law, you have to have a mechanism that builds substantial amounts of affordable housing, and you don’t.  The name of the fund doesn’t count for anything, just what it does.

If payment were required for a fund aimed at “ending world hunger” do you think we’d believe It was an “end world hunger” law? I don’t think so.

The initiative targets long-term tenants, many who have occupied their apartments for decades and who pay less than 80% of the market rent.  These units (estimated range from 200-500) will see significant increases.

Even under generous assumptions—500 tenants vacating voluntarily—the maximum potential revenue raised would be $1.25 million, enough to, possibly, fund three affordable units at an aggressive cost of about $425,000 each.  But wait, I say.

In this scenario 500 folks will have vacated and some of them will want to stay in town. Some of them will have the means to find alternate living arrangements, but many won’t.

So, if only 10% want to stay in town and half of them can’t afford to without help we’ve increased demand for affordable units for Hoboken residents by 25 and supply by three for a net of -22. This isn’t helping.

Approval of the Public Question could put “Very Low Rent Tenants” at risk

The Vote Yes folks push back hard on my last scenario. Some argue that those who leave voluntarily wouldn’t want to stay in Hoboken. When I suggest that some ‘voluntary’ moveouts are less voluntary than people claim, they can get offended.

But even well-meaning landlords may sell to the highest bidder, incentivizing negative behavior towards tenants and inviting bad actors to town. Laws are meant to encourage compliance, but if there’s financial motive to exploit the system, bad actors emerge.

I know very low rent tenants who are scared. They see this change to the law as a means for landlords to profit by pushing them out of their homes. There is nothing in this law to allay their fears.

Team Anti Rent Control seems willing to say anything to get a win

Their previous attempts to weaken rent control failed and the facts don’t support their arguments about “tax relief” and “real investment in affordable housing.”

Fortunately, a coalition of people including volunteer members and leaders of HFHA, DSA, the newly formed HUT and many others have provided support to the Vote NO side.

Vote Yes dismisses as “hysterical,” critics’ claims that they are making things up. Then they turn around and make up more claims that aren’t true. They claimed in their last mailer that their law reinforces “Anti-harassment laws.” I

n fact, their law is silent on harassment and Hoboken doesn’t have any anti-harassment laws to reinforce. They claim to provide tax relief, but the law is silent again and they make no credible case that any tax relief will be forthcoming.

They claim to be addressing Hoboken’s affordable housing shortfall through major investment, but as we just discussed, this law invests zero public dollars and building the three units that the most generous assumptions allow would requires 500 people to vacate their units of which at least 25 would be vying for those three.

This would make our shortfall worse, not better.

Vote Yes is working to make this a battle in which facts don’t matter because the facts aren’t their friends. Why else would they accuse fair housing volunteers and a Jewish city council person of working with Hamas rather than defending the text of their law?

I worry their campaign of confusion backed by lots of money, could get this bad law on the books.

If Vote Yes wins, they’ll be back to end rent control once and for all

When rent control is used well it helps stabilize communities under stress. It offers a necessary roadblock to massive disruptive rent increases.

Rent control slows but does not stop lower income folks from being forced out of their homes to make way for folks able to pay more.

Over the past 50 years, Hoboken has seen periods of very strong demand and relative stability, but the threat remains. Vote No.
