My two kids and I need a place to live in the Rockford area
Any advice?? I live in Grand Rapids and thinking about getting a roommate as rent is tough. But I’ve got two young kids who I have custody of every other week. (I’m a guy if that makes any difference)

I'm relocating to Grand Rapids and have a total of three tenants, two of which will be a cosigner and the third would be a person with a felony and one year left of probation.
If you are aware of or have experienced a positive interaction with a leasing company, an apartment complex, or a landlord who is receptive to folks with felonies I would greatly appreciate a link or suggestion!
For those unfamiliar, having a felony or criminal record is grounds for declining applications to housing. It's also expensive to apply to multiple apartment complexes in Grand Rapids and hopes that one returns favorably.
We're employed, honest and have great rental history. We're searching for townhomes and 2BR for under 1,200/mo around Kentwood and GR.
TLDR: Seeking housing for family with felony history in GR around Kentwood. Hoping to hear tips for where to find success in applications.

You get your own room; approx. 10 ft by 12 ft on the main floor. Room is semi-furnished, but there is no bed. Other things can be cleaned out if not wanted.
Living room, bathroom, kitchen, laundry shared. House has large storage area in basement, air conditioning/heat, garage, washer/dryer and back patio.
When there are four roommates, rent is $300 a month and utilities are $125 a month (this includes gas/heat, electric, AT&T UVerse cable TV & Internet, garbage service). The lease for each roommate is month-to-month with a 30-day move out notice needed. You must put down a $435 deposit for the room before you can move in.
The Internet speed is average 75 Mbsp download and 7 Mbsp upload.
There is a kitten living in the house too. Is usually quiet at night, but runs around the house at various times.
Perfect place for quiet people, simple first time renters, college students; those looking for nice place to live with no drama. Everyone gets along in the house and everyone does their own thing.
Looking for: Quiet roommate. Outside smoking OK, but non-smokers preferred. We will do a background check to make sure you have a major crime-free record (no assaults, burglary, theft, major drug offenses, sex crimes, murders, etc.)

Hi! I'm super not used to reddit, so apologies if this is a badly formatted post. 😅
My spouse and I are looking for at least 1 roommate starting in January (although an earlier move-in date may be possible) for a house we're renting in the Cheshire/Creston area. It's a ~1200 sq ft single story house with a backyard and 1 bathroom. Rent with one additional roommate would be $425 and with two people it would be $318.75. We're on budget plans for gas and electric, so with that and internet utilities are around $69 a month split four ways. (Water is harder for me to find record of since we pay the property managers for it, so it's through the online portal we pay rent with, but it's usually about $30/person split four ways, I think.)
As I kind of mentioned, it's through a property manager, so you would have to pass their background check, etc. I can technically afford the house based on my income alone (you know, without living expenses and student loan payments 🙄) so as long as you haven't been evicted, I can't see why they wouldn't accept your application. If you'd like more deets, shoot me a message!
I'm currently in a transitional housing program for homeless veterans in GR and just got approved for Section 8. I prefer the SW side or downtown but am generally open to anything near the bus line.

My wife and I are planning on moving and renting out our current home. Trying to get a feel for how much we should charge for rent and what people would be willing to pay.
Neighborhood is friendly, GFS is right around the corner for your grocery needs, has a fenced in yard and the house was recently remodeled to open up the space. We also have put walls up in the basement and are hoping to add flooring as well to add more rooms.
I was planning on renting it out for $1500, if the flooring goes in then probably $1700 as this adds 2 more finished rooms and keeps the storage/laundry room separate.

Does anyone know of any apartments that do not deny you based on credit? We can easily afford to pay up to $950 a month but cannot get approved because of our credit.
I initially posted this on r/GVSU, but I wanted to post here too. You'll see me reference stuff for students a few times, but you don't have to be a GSVU student or anything, just so you know.
This past year I rented a house with two friends in Downtown GR, and both of them are going somewhere else once the lease is up in July. This house being in a good location and its affordable price (also all of my stuff being here) has made me want to try to re-book it. But to do that, I'll need two more people. I myself am 21 and I would be going into my senior year next year, but I'm likely going to take some time off to work on some personal stuff.

The house in in East Grand Rapids, and about 25 minutes away from Allendale Campus, and about 8 minutes away from Seidman/DeVos/Eberhard. I myself had all Allendale classes last year 4/5 days a week and I would go through about a tank (15G) a week. If you're going to class downtown, you could probably go 3x as long without needing to get gas.
I've been living here since last August and really it's been quite wonderful. I'm from Ann Arbor (Saline, really) and it was my first year out of home not living in Allendale. I lived in TRIO Center the year before and I just wanted to get out of that 3 mile radius I had been stuck in for two years. The area is amazing. There's great restaurants all around, It takes less than 5min to get to EastTown, and less than 10 to get to the heart of GR. I'll list out some of the essential information

Young professional female, just graduated with my master's degree from UIUC and moving into the area because my company is relocating to GR. I am probably looking to purchase property in the area within the next year but I would like to rent for the first year or so to get my bearings. Clean, quiet, not a serial killer, the usual. My company's location is closer to the airport and Eastown or SE GR is great but I am honestly anywhere in the city and pretty flexible except that I really would prefer a house over an apartment. Hi~are there any restrictions/stipulations in terms of renting your primary house out in the city of GR? I heard from someone you need to own your house for 4 years before renting it out? We have owned for a little over 2. I know we would need to change the status for homestead tax reasons, but that's all I know...this would all be in the case that we moved out of state for work.

Like most things in life, there are people that want to cheat you out of a good time so they can make a living off your mistakes. As someone that has been, and is still looking for a new home in the Grand Rapids area I have founds quite a few scams in the last couple months. Most are from craigslist, but not exclusively. Additionally most of these scammers are lazy and have some very obvious tell tale signs to identify their scams.
So here is a list of indicators that point to a scam. Keep in mind no single one of these things is an indicator alone, but the more of them you find in one place the more suspicious I suggest you be.
(While this legit does happen sometimes, it is often the opening fact in most scams. This immediately sets up the situation so they can't show you the property.)
(How is it someone in this day and age does not have, or cannot get, pictures of their own house? A cell phone with a digital camera can be bought for $20. )
(Why are you yelling at me? )
( It takes 90 seconds of a google search to find a basic lease agreement you can download and use free. Or 10 minutes to download a document or PDF editing software. No excuse to use plain text in an email that can't be cleanly printed.)
( There is no information a renter can legally get from a picture of your family. Other than defying the fair housing act, I can see no reason they should need this. )

(The percent of a chance you can expect someone to be trustworthy when receiving money by western union, is roughly equal to the number of times you have used the same bathroom as them. If someone you meet online asks you to send them money this way for a house or some other good you expect to receive... DON'T. )
I just got this Subreddit on the evening of June 20th. I am looking to bring it back to life, and get renters and rentees to begin interacting and taking action here posting meaningful listings.
To that end, I am looking for suggestions on what you believe should be in the posting template expected of individuals listing houses, and the template expected of those posting their search requests.
