My Experience at Terrazul Miami (700 SW 107th Ave): Overpriced and Poorly Managed

I wanted to share my experience living at Terrazul Miami in hopes that it might help others make an informed decision. While the building has potential, I’ve encountered several issues that have made my stay less than satisfactory.

Hidden Charges Everywhere

It feels like every little thing comes with an extra fee. From amenities to basic services, the additional costs add up quickly and aren’t always transparently communicated upfront.

Unconventional Apartment Designs

The layout of the apartments is quite puzzling. Certain design choices don’t make practical sense, making daily living somewhat inconvenient.

Parking Problems

The parking situation is frustrating. Not only is parking overpriced, but I’ve noticed that some people are parking inside the garage without paying any fees. This inconsistency is both unfair and irritating for those of us who are paying.

Management and Security Concerns

The management team has been less than helpful in addressing resident concerns. In one instance, I was directed by a security guard to park in a specific spot, only to almost have my car towed from that very location. Fortunately, I was able to stop the tow truck before it took my car. This negligence could have cost me significantly in towing fees and hassle.

Lease Challenges

I’m currently bound by a lease that would cost me $3,000 to break. While I wish I could move out immediately due to the ongoing issues, the financial penalty is too steep.

Final Thoughts

Living here has been a challenging experience. If you value peace and a hassle-free living environment, please don’t consider moving here. I hope the management will address these concerns for the sake of current and future residents. If you’re considering Terrazul Miami, please weigh these points carefully.

Hey guys (2x in one day ik) my professor cancelled class more than half of this semester, had the first exam online with lockdownbrowser and told us many times it would be the same for the second/final. Today he let us know that it will be in person which gives me only 6 days to prepare for an exam on 5 chapters and relearn everything from the first module 🥲 help. The entire class is panicking. I would be more prepared if I knew beforehand the exam would be in person but he literally threw it on us TODAY during our ZOOM class when our class is normally in person. We’ve only had about 5 classes in person out of like 14 or 15 sessions btw.

If I have on-campus housing for the 2025(fall)–2026(spring) academic year, but I don't know if I'll be transferring for either of those two semesters (I'll find out in summer or fall 2025), would I get a refund for the time I won't be at FIU?

I'm also not sure if there's parking garages/spaces specifically only for students living on campus (which i don't) cause i remember once using one of the lots near SHC close to the dorm buildings but i got charged and apparently i wasn't...supposed to be parked there...? Hi! I've recently applied to FIU for fall 2025 as an international student.

The FIU website states that the SAT score would take the place of english proficiency and I donot need to send IELTS or TOEFEL for admission, but even after 1 month the application portal still asks for TOEFEL or IELTS score. I have emailed them several times about this but no reply.

Guys please. No one wants to see that. If you are able to do so please just flush and make sure you aren't leaving a spooky dookie, pee, or blood in the stalls 😭 Most of them auto flush, it'll flush multiple times before you even finish. Sometimes it's harder to have it NOT flush. No one wants to get flashbanged by the sight of an unflushed toilet.
