The existing t-stat controlling the radiant heating system looks to be original. There is only one black wire that loops in and out behind the t-stat, which is acting as a simple single pole, single throw switch. I want to install a smart thermostat that I can monitor using Wi-Fi. Nuheat brand has one that should work. But it is going to require the addition of a neutral wire in order to power it up. Can I tap one off of the nearest wall outlet (technically a different circuit) and not violate any code? Isn't a neutral wire a neutral wire (one and the same) that connects to a common point back at the panel anyway? Thanks
Hi, I recently received a quote for painting the exterior of my Eichler in the bay area and was informed that the original garage door wood has some bowing on the bottom owing to the southern sun exposure. This has caused one door to rub against the other when being retracted along the track. The painting company recommended I have a carpenter reinforce the wood to prevent further bowing before getting that portion of the house painted. Do you have any recommendations for carpenters who can help with an Eichler? Any idea how much this repair would cost? Thank you!
Hi! I'm a new and first-time homeowner of a 1950s Eichler in the bay area on the peninsula. I'm experiencing the second big rainstorm to hit the bay this winter and would like to get the gutters along the roofline inspected and see if they need maintenance or get cleaned. Additionally, the drainage spouts aren't efficiently re-directing all the water and some of the pooling water has resulted in moss growing on my concrete walkway.
My questions are:
1 - Are there gutter cleaning services I should contact who have worked with Eichlers? How should I approach winter maintenance?
2 - Is speaking to a repairman or general contractor necessary for reconfiguring some of the drainage spouts or managing drainage? Who should I speak to about this?

I bought a MCM in Sacramento (Arden area) and I'm trying to determine the architect. The house was built in 1965 and all I have been able to determine so far is that it is not a Streng Brothers MCM. The house was held in an estate and I was unable to gain any information from the sellers. Speaking with my neighors has not proved fruitful either. What would be the next logical steps in identification?
Hi everyone, I just bought my first Eichler in the Bay Area and was wondering if any of you have referrals on radiant heat experts? The house has baseboard heating installed 5 years ago when the last owner found a leak in the radiant heating and decided not to fix it. I'd like to to work with someone who can diagnose how many leaks/how severe they are so we can decide whether to pay to fix it. Thank you!
Hey everyone I just purchased a Jones and Emmons Eichler. Slab issues came up in the inspection, we have a few companies coming out to quote having the slab repaired.
I’m wondering if it is worth the repair if there is going to be continued movement.
Does anyone have experience in having the house under pinned?
Is it a waste of money or worth the investment?
We were going to get an induction cooktop in our Eichler, but then we learned that in order to do so we would need to upgrade our wiring from 8-3 gauge to 6-3 gauge.
The contractor is an Eichler specialist and actually recently finished up a garage conversion project at this house, so I trust his opinion.
He said that Eichlers often have rusted/damaged conduits and it is typically not possible to just pull new wire. Has anyone else ever encountered this problem?
I need to replace the plastic track caps on our Acadia sliding doors. They're splitting and falling apart. Does anyone have source for that? I'm also interested in replacement parts for '60s era Acadia doors.
