What is wrong with people? Do you know people who think like this? Are you one of them? Would you confront or stop someone who is engaging in this behavior or speech?
I just saw that people in the know are saying that they're opening up a Chuck E Cheese where Old Tymers used to be. Chuck E. Cheese is so Farmington, I was really hoping they would open another T Shirt shop, Tex Mex restaurant or coffee house so we can maintain the downtown vibe.
We have skied wolf creek for many years, but wanted to try something that has ski in/out accommodations. I know wolf creek gets good powder, but what is Pur like in early Jan typically?
I currently have Verizon and the service is fine, but the pricing is ridiculous. Does anyone use mint mobile in this region and, if so, what is your experience with that service?
I'm looking for an affordable chiropractor. I used to go to one a few years back that was $45 cash out of pocket. I just left a place that wanted $150 for additional tests, on top of their $100 consult fee (no adjustments or anything just a history) and they want a care plan that's thousands. I don't need anything fancy. Willing to go to Bayfield or anywhere else that's drivable. Thanks.
Well hello there! I'm stoked to tell folks about a new business that focuses on bikepacking.
Biking West just launched and it is a community driven hub for all things bikepacking, adventure cycling, camping, and more. They share stories, videos, news, gear deals, and general cycling stoke. They also give 1% of sales, not net profits, to Bikepacking Roots in order to help grow the sport. They have an e-commerce section that is just getting underway and is meant to bring together all the best small brands in the industry. If you make, or know someone, that makes awesome biking gear, let them know!
I will be traveling from Albuquerque to Utah after Thanksgiving and looking to detour through Durango and ski at Purg. I will be traveling with my truck camper and would like to find a spot to camp near the ski resort. It looks like all of the forest service campgrounds are closed for the season, are there any other spots or dispersed camping accessible during this time of year? It also sounds like Purg doesn't allow sleeping over night in their parking lots, can anyone confirm that?
Now that we're going into winter, everything will be closing shortly after dark.
The wedding will be in July and we’re going to be staying a night in Durango on our way up to the venue. We need fun things to do that night, but the youngest person in our party will be 17, so we won’t be able to get into any bars or clubs. If there’s anything else fun to do during that day and night, please give me suggestions! We’re not familiar with the area, so we don’t really know anything to do.
*Correction to Active Inventory: OCT23 was 219 and OCT24 was 254, a 16% increase.
Hi! It's been a summer, and then a bit of fall, and Halloween, and here we go spiraling down the holiday end stretch once again. I've been slacking on these for the past few months, so let's get into it!
If you're in the market to Buy, on paper, these numbers should be easy on the eyes after the last few years. 2% annual appreciation is low, typically not what you want to see when it comes to the investment side of things, but our market straight up needed to catch its breath, so this is fine. (Pre-covid, Durango generally appreciated 6-8% YoY. (Another reason those 2-3% "cost of living" annual raises don't come close to cutting it.))
So on paper, we're seeing similar inventory levels as we had when those covid stay at home orders wore off, and this year we didn't see massive price appreciation as we've had over the last 3 years. But it still feels stinkin tough, doesn't it. $740K median sales price doesn't really feel affordable, and rates haven't eased enough to make much of an impact either; in fact they've increased for 6 weeks in a row.
Looking forward, I think there are going to be two factors that play out in our market next year: inventory vs rates. What about prices? Pragmatically speaking, when real estate depreciates, we've got bigger problems, its not really supposed to do that. Flat years, or low years like this one, are "healthy" correction. So even if we see a 2% sale price increase again in 2025, that's around $760K, which doesn't magically make homeownership more affordable. At that point, lower rates should have more of an impact on affordability, and increased inventory gives Buyers options and compels Sellers to negotiate a bit more in the face of their competition. Those are two preferable scenarios for Buyers, but can be overshadowed if Buyer demand suddenly starts swinging back hot and heavy.
If it feels like I said a lot without saying much, you’re not wrong. There’s really not much to say right now- Inventory is up, rates and sales and prices are almost flat. Our market is catching some zzz’s before 2025, and I have a feeling it’s going to need the rest.
Lastly, I know some folks have wondered about the geographical data set. My Durango data comes from anything with a Durango mailing address, which includes down 550 to the state line, west to the Durango Wests and up north all the way up to Cascade Village. It’s a big data set, but numbers start getting skewed when I start isolating the 3 areas within Durango. One of the areas is called Durango Mountain Area, which is everything up north around Glacier, Purg, etc.. I totally get those stats probably don’t speak to many residents in this sub, so for those curious, here’s a graph of the areas broken down.
Hi All,
I am looking at possibly going to Purgatory or Wolf Creek Thanksgiving weekend as a birthday surprise for my girlfriend. She has never been before, and I want her to have a good experience. I know conditions change from year to year and webcams help a bit, but any idea on how rough the trails will be? Debating if I should just save this idea for another time. Thanks in advance for anyone who takes the time to respond!
Hey y'all, I'm an EMT and need to track down a CPR for Healthcare Providers/BLS class before the new year. Does anyone know of one in the area, or places I should look?
The CPR classes I've come across on Google aren't for Healthcare Provides/BLS or are a weird online hybrid. So I'm having a hard time tracking down an in person class that will keep my license current.
I'm unemployed til at least March, so I don't have an organization to go through for classes at the moment.
Bonus points if anyone can point me towards free/cheap in person CEs!
Appreciate any help!
My spouse and I both work from home and feel a little stir crazy sometimes. Looking for activities we can do that would be interesting and also put us in contact with other human beings for a bit :) It's hard making friends as an adult, amiright?
I’ve been getting really into spring water lately and have heard there’s a spring by vallecito reservoir. I went to the coordinates that I had saved 37°24'24.5"N 107°33'09.8"W.
I wasn’t able to find it unfortunately? Has anyone been and have any good instructions for locating it?
Excellent taste in bumper stickers, (sir, madam, or they/them).
Recommendations? Durango cab / Buckhorn
Etc...??
Reliable pickup for this early morning pickup
Thanks!
Hey y'all,
Actively contemplating moving back to CO! Am a disabled athlete who loves gravel cycling and rock climbing.
Having lived in the Denver metro area for four years, I've grown tired of the city and have spent the past year in Hawaii in the small communities here and am finally looking to settle down as a single, late twenty something.
Curious if Durango fits that small town feel but not too small?
Any local disabled athletes or organizations I can get involved with? (cycling, skiing, climbing, etc)
I know the cycling scene is amazing;
what are the main weekly groups everyone joins?
How long does riding season last and whats town infrastructure like for bike commuting?
Whats access to lower grade rock climbing like (5.4-5.8)?
Skiing access: I utilize a sitski, are there other disabled skiers in the area and if so, whats the mountains everyone goes to?
Given its western slope, I know its a bit drier, that said, how are winters and whats the seasonality like? I'm assuming there may be a mud season (similar to boulder) in the spring?
Appreciate the info in advance :)
I'll be alone for Thanksgiving this year but really want to eat a good meal. Any reccomendations?
Just curious if anyone that got hosed on their woodhouse spa gift card had any resolve by reaching out to corporate?
I love this ski area and hope it is up and running at least by next season.
Maybe with the update to the Colorado Recreational Use Statute this past legislative session, the landowner would at least allow uphill for 2024-25? (https://fixcrus.org/)
Anyone hear anything about Hesperus lately?
I’m going to be moving up to Durango for the winter season as I got a job at purgatory ski resort. I currently live out of a Chevy express 1500 that’s rwd. I will be commuting from Durango to purgatory most of the time but during bad weather I will be taking the employee shuttle or with permission staying at purgatory parking lot as my manager said it’s reasonable if we know bad weather is coming. I was wondering if I should get snow chains or snow tires or both, and what is the reality that I’m going to crash. I drive slow and cautiously and know how to use low gear and not do anything extreme if I loose control. Any tips on rwd in Durango and snow and van lifting in Durango would be appreciated 💙⛷️🚐
Would love to continue to support small farms and businesses while the farmers market is closed for the season. Are there any options to do so? I heard there’s a small market on Saturdays in Mancos I believe in a greenhouse but don’t know the details.
Does anyone happen to remember what organization it is that gives out free pistol safes at the farmers market?
I'm looking to get my truck lifted. Can anyone recommend a Mechanic or 4x4 shop that will install a lift?
Thanks!
Y’all know these fine folks?

do any locals here live at tamarron full time? i'm struggling with housing in town and there are some affordable units there on the market now so it might be a good deal, but i don't know/never met anyone who lives the resort life year-round. does anyone live there and love it?
