future value of DVC points: discount rate

when evaluating contracts, some folks discuss the per point cost as the total purchase price divided by the total purchase price; this doesn't account for the current value of the initial investment vs. the delayed value of points; this simplification can lead to long contracts having an overstated per point value (e.g. RVA, CCV)

one would typically assign a lower value to future points by using a discount rate; this would effectively devalue future points based on how far in the future they are available

USD / pt-yr and USD / pt-yr + dues has been something calculated on the site since its inception; now a default 8% discount rate has been applied and a provision for users to override the default with their own preferred discount rate ...

Could I ask someone for help verifying a DVC private points rental please

Looking to book direct from owner and haven’t managed to find a confirmed booking screenshot example on this group - would love if I could PM a friendly owner; to see your thoughts on if this screenshot is legit! Also not sure on the sequencing of payment vs. knowing confirmation number so would appreciate any best practice here

Just bought our first contract

Me (24m) and my fiancé (26f) (wife in 30 or so days) just bought our first contract at the Poly! My parents have been members since 2003. But was looking for advice or anything like that! We are super excited!

What happens at the end of the contract?

I guess a few people will be in the same situation...

My dad bought DVC points when they were first launched and OKW is our hone resort. We have them until 2042.

When he was offered the extension he declined.

Dad has since passed away.

I'll be 72 at that time but we've already started talking about whether the points will be able to be used by my kids and (potential) grandkids.

We're from the UK and flight prices are only going one way so we might not be able to take full advantage anyway. And who knows what the kids will want to do at that stage (they'll be nearly 40...JHC!!)?

Anyone any idea what will happen? Will Disney just start selling the points as if it's a new resort?

Driving from Orlando to HHI

From the UK and OKW is our home resort. Planning a trip where we fly to MCO, stay local and then drive to HHI. Stay for five nights or so and then back for a week in OKW.

Anywhere good to stop on the way for lunch and a walk round? We've been to St Augustine and we'll do a day trip to Savannah when we're there.

DVC Poly availability for September

Would someone mind helping me out, I’m waiting for my points to come in and finalise my contract so I can’t check myself. I looked at the DVC availability tool and it’s telling me the Poly is fully available for the month of September, but I’m doubting that. Could someone who has the ability check and confirm or deny this. Thank you so much! 💕

Just joined DVC - went poly as we have young ones that MK/monorail was a priority. Was I silly to pay more vs doing riviera and then buying a poly resale contract?

I did my research and got a good incentive to buy direct where I could get 250 points with 7500 in incentives (and the 2024 year in points I could keep or get a check for 5k). This was originally was Riveria, and after thinking it through poly seemed to make more sense for our family. We will now only get 2500 for incentives, but we are excited to begin our trips as a DVC member.

Any things I may have missed or didn't think through with the ability to lean on future resale contracts? Financially the 250 point amount really hit my cap I was willing to do for now.

Thanks in advance for any feedback, and excited for our family as we have done disneyworld now about 5 times, disneyland twice, and just did our first disney cruise.

Gas grill at boardwalk?

I read that boardwalk has gas grills available for you. I know there is a set by the community room but I’m not entirely sure if it is gas. According to Google, there should be gas grills on the property but I can’t seem to locate them.

Can I proactively pay my dues?

I see an option to pay another amount when logged in. With all the gift card deals I’d like to load them up now rather than waiting.

Can I do this even though I have a zero balance owing? Like, load up $100 gift card in there anyway?

Availability 3-4 months out?

My wife and I are about to purchase a resale contract - our first - at the poly. We will be able to offer the last week of December.

We’re targeting 300 points to start with. We will be closing, depending on ROFR, some time in February I would assume. If all goes well, I’d plan on our points being available in March.

We have a 10 night trip planned for the GF in June for my my wife, myself, and my two children. Obviously, I do not want to pay any of this as a cash reservation when we will have just closed. What is the likelihood of availability for 10 nights when you’re only 3-4 months out? Assuming I may have to do a split stay to make it all work out. We can probably push anytime during the summer as my wife is a teacher and we have no other travel planned for this upcoming summer.

Seeking Advice: First DVC Resale Contract Purchase

Hi all. My wife and I are thinking about buying a resale DVC contract. We live in California and stayed at Aulani in a cash hotel earlier this month (and loved it!). We’re expecting our first baby next April and want to consider future travels with the little one.

My in-laws live in Jacksonville, FL, so we’re considering a home resort in WDW at CCV (we'll be staying in a BRV studio the week of Christmas; I couldn't find a CCV studio...). We like the idea of booking 11 months out at CCV during the holidays.

We also plan to visit Aulani since it’s our closest resort. For points, we’re thinking about 200, studio or 1-BR for ~3-4 nights/year. I have plans to bank and borrow for certain years for a family vacation with my siblings and their family.

I've been researching DVC for the past few months, have a spreadsheet to help with the decision-making process, and regularly look at resale contracts (shout out to https://dvc.market/listing/?resort! I believe the creator is a member of the sub.) I've also found the DVC Field Guide to be super helpful in determining what I can book at the 7-month mark. So far, CCV makes the most sense... I may purchase a subsidized Aulani contract to get the 11-month priority (thinking of a 3-bedroom villa for a family vacation with my siblings and their family).

What are your thoughts? TIA!

ROFR Fail

Whelp Disney purchased the resale contract I wanted. I was in on OKW 150 pts at $81 pp. I immediately went in on another resale contract and I am playing the waiting game , again. But OKW fees went up and are bordering on crazy so I don’t think I would feel bad if disney exercised ROFR. Given that I’m almost retired and do not need an 11 month window, SSR prolly was a better bet. Still, I like OKW….

Want more points but 53 yrs old and my child is disabled

I would love to have direct points but due to our age and my son's disability - buying direct doesn't make sense for us. Anyone know if they ever sell direct points with a shorter expiration date?

Tell me why more points is bad

For the last 4 years we've taken 4 trips, and bought 4 separate contracts. We love to take our family and friends with us and we love to just spend time on property.

Our next trip is in a week and I wanna hear all the reasons I shouldn't add on more points.

I'll be clear that we stay well within our means and I'm not sacrificing any future financial well-being for DVC.

Help me price my DVC points

So if you followed along in my previous posts my family would like to sell our 175 point February use year contract at Boardwalk and go buy a bigger contract at SSR

We love boardwalk but rather have more points to play with each year. What is the going rate for a stripped contract at Boardwalk?? And when I mean stripped I mean stripped (0 points in 2024, 63 points in 2025 because we have needed to borrow…hence our wanting a bigger contract)

Just had an offer accepted for SSR

I'm wondering when the earliest we can book a trip is assuming it clears ROFR. 2024 points = 0, 2025 points = 120, 2026 points = 120. Use year is December. Do I have to wait until December (2025?) to book anything or can I borrow 2025 points as a new owner in like January or February when we close and book something? Thanks for any input.

First time booking

We bought into Riviera in October of this year. We planned out our first trip for September 2025 and I called member services to make our first booking. I made sure to mentioned it was our first booking since buying in. The representative just walked me through while I booked online. She did not mention any Welcome Home benefit. Is there anything I can do to trigger that?

We are going as a group of 6 and she helped me book a 2 bed room standard view at Riviera.

Dreams do Come True!

So I just became a DVC member 2 weeks ago direct at Poly. My sister is going to LA for a school trip in December and I am tagging along for a bit and doing a little bit of a workcation. On happen stance I figured, why not waitlist for VDH as well as VGC. And I woke up today with “20 days until your trip”! It’s only 1 night so far but I’m trying the whole wait list each night trick. It’s for a studio preferred room at VDH!

Comparing Studio rooms around Bay Lake Tower

My wife and I have been considering DVC for several years and we are close to pulling the trigger on buying a resale contract.

We both love the resorts around Bay Lake and being close to Magic Kingdom is ideal.

My question is around Studios as we will mostly be staying in this room type. Since we have never been in a BLT studio and I see the sq footage is much lower than the Poly and Grand Floridian. For those of you who have tried all three what were your thoughts? Does it really feel all that much tighter?

We love the other resorts but I do really like that in the side-by-side comparison on dvceasy the number of points needed per stay are clearly much lower on BLT and I'd prefer that lower dues fee each year from less points.

Are there other factors you'd recommend we consider before making this big decision? Appreciate your insights.

If we booked a 2 bed villa at Animal Kingdom, standard view, kadani village, do you think they would give us a Savanna view if we asked for it due to it being our welcome home trip? Or at least just not a car park view.

Destination D23 DVC Resort?

Given the move from Contemporary Resort to Coronado Springs resort for next year’s Destination D23 from August 29-31, 2025, what is your pick for DVC resort?

I am saddened slightly for the move as my home resort is Poly and that makes for a super easy commute from Poly to Contemporary via monorail. What do you think makes sense for D23? If they don’t provide buses from each resort, my first thought is Animal Kingdom Lodge since it’s a 4-5 min bus to Animal Kingdom. Then, take the Coronado Springs bus from AK?

Help - DVC resale switching home resorts

We bought boardwalk villas DVC resale about 4 years ago and have been loving our DVC stays. Normally we would love to stay boardwalk every time but because of changing plans or capacity/availability we have been staying in different DVC resorts almost every time. This past stay we had to change our trip last minute and we stayed in Saratoga which I had never stayed at previously because always thought it would be old and outdated but it was actually really nice.

Our family has grown in the time and going forward it would be nice to be able to stay in a one bedroom with capacity for 5. So I’ve been debating should we sell our boardwalk DVC points and use the same cash to pay for Saratoga points and be able to get more points??? I feel like I’m missing something as to why we wouldn’t do it. I know we won’t have home resort advantage at boardwalk anymore but every once in a while couldn’t we just get a 7 month window stay there?

Edited: I am also consider boulder ridge. But essentially would like to come out of pocket only a little if anything and just get more points would be great

Best site for getting last-minute confirmed DVC reservation?

Hi! I'm not in DVC (yet!), but I have a trip coming up this December that I need to unexpectedly figure out new accommodation for -- my current booking is off-site because we were attached to a friend's DVC reservation for perk purposes, but someone else has joined the party last-minute so now I need to stay onsite myself if I want early park entry.

I looked at the listings of confirmed reservations on several of the websites (David's, DVC Shop Rentals, DVC Rental Store), but there's nothing in my date range that's more than 1 night. Minimum dates I'm seeking are December 6th - 10th, but I can stay longer on either end if that helps.

Is it too late to book using DVC points? If not, what's the best place to put a request in -- is there a particular website that specializes in getting confirmed reservations on request? As a non-DVC-member, is it possible to see what's still available?

Question regarding home resort

Hey y'all. So we just signed up for DVC. Our home resort is Riviera die to the cost per points, annual dues, and length of the contract. There was also a pretty good incentive to doing Riviera. We do not really plan on staying there at all. We would really like to stay at most of the other resorts like poly, both wilderness lodge, beach club, akl, etc. My question is did we make a mistake choosing Riviera? The only way I see home resort matters is the 11 month vs 7 month advantage. We will not be booking for the larger rooms as there are no more than 4 people at the time. Resale Restrictions

We already have a 175 point direct contract at Grand Floridian and are looking to purchase another contract. Being that there aren’t any points at Grand Floridian available right now we would have to buy resale. Is there any advantage to having a second direct contract? We’d look at purchasing direct at our second preferred resort or buy resale at Grand Floridian. It seems much cheaper to just get a resale for Grand Floridian than another direct. We weren’t sure if we were missing any restrictions or disadvantages to buying a resale for our second contract. I feel like resale is the way to go, just looking for some insight before we make a decision. Thanks in advance!
